Responsibilities:
Land Acquisition:
- Oversee the identification, evaluation, and acquisition of land parcels suitable for development projects within the MMR.
- Ensure smooth interaction with the architectural team, sales team, and construction management team throughout the land acquisition process.
- Develop and lead a team dedicated to land acquisition, ensuring efficient and compliant transactions.
Approvals & Regulatory Affairs:
- Manage the entire approvals process for development projects, including obtaining development permissions, occupancy certificates (OCs), and all other necessary clearances.
- Liaise effectively with various government agencies such as NAINA, MOEF, TILR, UDD, Mantralaya, Collector Office, and DTP Office.
- Lead the preparation of presentations and documentation for statutory committees like HRC and MoEF.
- Manage consultants and external teams responsible for obtaining approvals.
- Oversee the preparation of paperwork, reports, and letters for various authorities.
- Monitor and track approvals in the pipeline to ensure timely project completion.
Development Management:
- Coordinate effectively with design architects, consultants, and internal departments to ensure project compliance with regulations.
- Manage and motivate a team of staff responsible for coordinating land acquisition, approvals, and development activities.
- Ensure efficient resource allocation and timely delivery of project milestones.
Qualifications:
- Minimum 12-15 years of experience in the real estate sector, with a proven track record in land acquisition, approvals, and development management.
- Strong understanding of the entire development lifecycle, from land acquisition to project completion.
- In-depth knowledge of relevant regulations, approvals processes (including DCR), and land & revenue records in the MMR.
- Experience in successfully navigating complex regulatory environments and securing necessary approvals for development projects.
- Excellent communication, liaison, and negotiation skills to build strong relationships with internal and external stakeholders.
- Proven leadership and team management abilities, with a focus on driving efficiency and achieving results.
- Proficiency in MS Office Suite (Word, Excel, PowerPoint) and project management tools.
- A graduation or post-graduation degree in Architecture or a related field is preferred.
- Prior experience with CIDCO approvals is a significant advantage
