Job Purpose :

In this role, you will be a senior member of the service delivery arm of VR and ensure best-in-class operational services, especially technical services, by Virtuous Retail Property Services (VRPS) to all the operational community centres of VR.

The candidate will be responsible for suggesting and implementing new operational initiatives enhancing operational efficiencies, evaluating cost saving initiatives, and achieve overall portfolio optimisation for property management.

Principal Accountability :

Accountability Supporting Actions FM Services Management

- Review defined tangible SLA's of VRPS and the FM agencies to ensure maximum output from the facility management teams across all operational VR Centres.

- Support vendor negotiations and contract management, and support operational centres in efficient manpower deployment while negotiating these contracts.

- Conduct monthly, quarterly and annual service audits of facility management agencies across all clients and provide recommendations for service improvements / operational efficiencies.

- Advise on preparation of annual operating expense budgets including FM service providers.

- Oversee and ensure adherence of SOPs by engineering and MEP teams of the FM service provider.

- Implement appropriate training programs for more effective execution of responsibilities.

- Suggest areas of improvement of operational efficiencies through technological interventions including relevant SOPs and appropriate training and development to ensure and oversee technology usage.

- Support in resolution of any day-to-day issues resolution and operational support.

MEP Management

- Monitor technical service management against agreed scopes and KPIs.

- Ensure and oversee timely renewal of AMC for all equipment's, along with recommending measures to save costs while renewing AMCs, buy vs lease model, etc.

- Suggest and drive procurement & inventory management of critical MEP spares at all operating centres.

- Audit practices of operation and maintenance of all Electro-Mechanical equipment, and suggest improvement areas.

- Track adherence of FM teams to PPM schedules in co ordination with vendors.

- Review and amend reports, spare parts consumption analysis, and maintenance manuals.

- Coordinate with OEMs for defect rectifications and ensure equipment functionality.

- Review and rectify HVAC and other utilities billings for all tenants across the centers.

- Review monthly critical equipment tracker and recommend and present revamping expenses and methodology to senior management wherever required.

Projects (Capex & Opex)

- Support implementation of CAPEX projects, by lending expertise in form of technical and operational support and/or guiding FM teams on timely execution and adherence to budget.

- Travel to respective sites where such mini projects are being conducted to ensure timely completion as per defined methodology.

Portfolio Optimization

- Monitor budget and suggest cost saving initiatives for following expense heads for the operational portfolio.

- Manpower

- AMCs

- R&M

- Consumables

- Statutory Requirements & Compliances

- Audits

- Other Admin Cost

- Drive training programs along with the respective centres that can help achieve better property management


VR Excellence Training Program

- Help drive implementation of technology initiatives such as implementation of IMS, etc.

- Develop and refine operational SOPs and policies to streamline processes

MIS, Reporting

- Monthly / quarterly presentation to each client.

- Expense Budget v/s actual review center wise

- Monthly VRPS LLP reporting to senior management

Team Management

- Ensure and oversee effective execution of the FM providers KRAs/KPIs.

- Conduct interviews and recruit key positions within the FM teams.

- Provide timely resolution / guidance when required.

Team and Self-Development

- Ensure and oversee timely updation of the required skills.

- Attending relevant forums / seminar for market updates/intelligence.
