- Our Client is a leading real estate company based out of Mumbai.
- We are supporting them to hire a VP Finance who will be groomed over a 3- year period to take charge as the CFO.
Job Description :
Corporate Finance :
- Real Estate and Construction financing modeling and planning
- Assessment of requirement of Project Finance and Own Funding.
- Preparation of detailed cash flow.
- Preparation of draft proposal under guidance from the Director.
- Identifying and short listing proposed lenders after discussions and negotiations and obtaining draft / in - principle term sheet.
- Provide cash flow projections at the corporate level incorporating underlying investment cash flows and activity at the fund level in order to project the timing and amounts of contributions and/or distributions. Interfacing with investment accounting will be critical.
- Providing past information and business projections in lenders- formats.
- Guiding back office staff for providing past information and documents along with basic project and business plan.
- Converting raw information as above into presentable Information Memorandum for lenders.
- Negotiating, under guidance from the Director, for best terms for project funding.
- Completion of documentation along with the legal group head, consultants like architects, chartered accountants, engineers, surveyors, auditors.
- Providing regular updates to lenders and the management and ensuring timely statutory and regulatory compliances including RERA..
- Regular interaction with lenders and other consultants as above for strengthening association and relationship building.
- Acquisitions due diligence
- Participate in special projects and other duties as assigned
Accounting, Taxation and Compliance :
- Ensure updated accounting operations for the division (A/P, A/R, G/L, Banking Operations etc.), recording (accounting, returns) of statutory liabilities i.e. Labor Acts related, Direct Tax, Indirect Taxes. Real Estate Related Statutes, all other relevant statutes.
- Ensure timely compliance with requirements under Direct & Indirect Taxes, Other Statutory, MahaRERA, Lender requirements and other routine compliances.
- Conduct annual budgeting and rolling forecasts for multiple real estate and construction projects and entities with inputs from The Director and Project - in - Charge.
- Approve all cash requests and distributions and ensure proper reconciliation of trade entry, accounting, and performance systems
- Tax planning for the division
- Coordinate and manage annual external audits
- Coordinate monthly financial statement preparation
- Analyze Balance Sheet, Income Statement and Cash Flow Statement for accuracy and consistency
- Ensure the integrity and accuracy of accounting systems and general ledger records
- Establish and manage procedures and internal controls for the real estate and construction operations and its accounting systems
- Create/modify/review, as necessary, acquisition/development/construction pro-formats
