Vice President - Finance & Accounts - CA - Real Estate

A Real Estate Company in Chennai is looking for Head of Finance & Accounts. Candidates with CA and 15-20 Years of experience of which at-least 5 years in Real Estate/Infrastructure company is a must.

The position is based out of Chennai Corporate Office.

Age not more than 45 years.

Strategic Interface

- Direct Manager Finance for preparation of Business Plan in coordination with other senior management colleagues for the respective financial year with reference to the overall project cycle

- Assess organizational performance against both the annual budget and the company's business plan

- Review the Business Plan for addition of new projects

- Selecting and engaging outside consultants (auditors, investment advisors etc) relevant for the Finance and Accounts Department

- Oversee project budgetary planning and costs management in alignment with company's business plan. Ensure the appropriateness of the key assumptions included in the company's financial planning and annual budget proposals. Provide advice to Senior Management colleagues on these matters.

- Advise the Management on strategic investments. Establish new SPV- s, statutory compliances for all new initiatives.

Financial Planning, Funding and Cash Flow Management:

- Ensure that an appropriate financial policy framework is in place to guide the company's financial decision making

- Oversee cash flow planning and ensure availability of funds as needed

- Assist in development and evaluation of capital budgets and their funding plans

- Oversee financing strategies and activities, as well as banking relationships

- Develop and utilize forward-looking, predictive models and activity based financial analysis to provide insight into the organization's operations and business plans

- Oversee AR management and provide necessary support to collections activities

- Oversee AP management on a weekly basis and prioritize payables based on cash-inflow(s)

- Ensure timely payment as per credit days

- Review and close advance to vendors/contractors

- Review bank balances for optimum fund utilization

- Review and follow up for receivables

- Timely issuance of invoices/stage payment demand letters

Fund Raising:

- Raise structured equity and debt from potential investors

- Engage with all financial institutions on a periodical basis and update about the organizational developments

- Design cost effective financial models, provide all necessary information as part of fund raising

- Co- ordinate the financial documentation and legal compliance

- Monitor the servicing and reporting compliance on a monthly basis

Capital Efficiency:

- Assess the capital markets, look for avenues to reduce capital costs by swapping high cost capital with low cost ones

- Manage funds effectively to reduce the working capital requirement

Accounting :

- Oversee preparation of month- end, quarter- end and year- end financial statements

- Ensure Monthly reports are circulated by 5th working day of every month

- Ensure timeliness, accuracy, and usefulness of financial and management reporting; and oversee the preparation and communication of monthly and annual financial statements.

- Ensure accounting is done in accordance with the Accounting Policies, IGAAP, AS.

- Ensure intercompany transactions are reconciled periodically

- Ensure Grouping / Structuring of ledgers are representative of Accounts

- Ensure proper backup is done to secure data accuracy / safety

- Ensure documents / vouchers are properly stored for easy retrieval

Compliance:

- Plan and manage the company's tax liabilities under existing and proposed legislation.

- Evaluate the tax liability impact, minimize the tax burden and deal with tax authorities

- Ensure compliances of all legal and regulatory issues relating to financial function

- Ensure full compliance to All applicable statutes like Companies Act, IT, VAT, ST etc.

- Ensure regular updates are given to team members on new developments in these areas.

- Ensure returns are filed in time and records are maintained appropriately

- Roll out compliance calendar and ensure compliance to the same.

Improvement in processes and internal controls:

- Enhance and implement financial and accounting systems, processes, tools and control systems

- Oversee the accounting department to ensure proper maintenance of all accounting systems and function

- Implement ERP and coordinate with other senior department colleagues and ensure adaptation

- Design, Implement & Operate robust Monthly Review System

Asset Management and Insurance:

- Ensure periodic verifications, valuations of company assets

- Ensure periodic assessment/reassessment of different risks and adequate insurance coverage against these risks and oversee the company's insurance program

Team Management :

- Continuous assessment of skill set inventory vis-- -vis organizational/functional needs, identify gaps and induct right people

- Identify training needs of the staff members and organize suitable training programmes for their personal development

- Establish mentor programs for key staff members

- Conduct periodical performance appraisal of the team members and guide them to improve their performance and build their career path
