Job Description :
Technical Skills :
- Good knowledge of Office Administration and Soft services (Housekeeping, cafeteria, pantry services, pest control, indoor horticulture, mail room, Employee transport services, procurement, Security Services etc.)
- Thorough knowledge of Management of Operation and Maintenance of office infrastructure & Electrical & Mechanical equipment & systems.
- All type of AMC management in terms of renewals / additional requirements
- Maintain Fire and Safety Equipment and ensure preparedness for fire detection and fighting
- Ensure the effective Upkeep and O & M of the CCTV & Access Control Systems
- Good knowledge of local bye laws for Operating and maintaining BPO/Contact Centers in India.
- Self-motivated. Ability to define, structure and prioritize work for self & team
- Communication and persuasion skills with the ability to think quickly and package ideas
Good Knowledge of MS office
- Good Commercial acumen
Process Specific Skills :
- Lead the Facility Management Services for all OGS sites in North India including Gurgaon and Noida in accordance to the CRE guidelines
- Represent Real Estate FM services function in North India and work under the OGS Director - RE Services and with other key business stake holders with point of accountability for FM services Operations of all OGS sites in North India including Gurgaon and Noida
- Develop and implement management solutions, establishing clear and measurable service delivery levels that support business objectives.
- Manage outsourced contracts for FM Soft services and electro-mechanical engineering services & equipment.
- Ensure the service contracts are renewed from time to time
- Bring into practice and follow an audit process and have periodic preventive schedule to ensure industry standard practices and systems.
- Ensure that comprehensive checklists and logs are followed to ensure hygiene and cleanliness of facilities.
- Monitor and ensure that comprehensive checklists and logs are followed to ensure all the equipment and services are in good condition and ensure zero downtime
- Monitoring and managing the FM services, housekeeping & technical teams, their punctuality, productivity and timeliness.
- Monitor the activity of Housekeeping in Office
- To ensure work flow within decided policies and procedures
- Ensure compliance to statutory labor requirements & payments
- Audit all Housekeeping, security, transport and Operation & Maintenance related Quality Reports periodically
- Manage cafeteria services and ensure proper hygiene and cleanliness of space is maintained at all times
- Management of recreational facilities, Medical room, mail room and concierge services in line with CRE guidelines
- Maintain BCP and Crisis Management program
- Ensure key risks are identified, escalated and managed appropriately
- Development/management of India FM services operational/capital budgets, executing in line with financial management controls
- Take initiative to achieve operational efficiencies and optimize costs.
- Lead the team of contractors from assigned Real Estate partners and ensure upkeep of all low side equipment installed within the premises
- Manage relationship with landlords and their Property Management teams to coordinate with them to ensure upkeep of all high side services and common areas and utilities

Qualification :
Educational Qualification :
- Graduate in Electrical / Mechanical / Civil Engineering or Architecture, ideally with a Post Graduate in Management, and with more than 15 years of professional experience including quality experience of working in a similar profile in an IT / ITES / FM Services company.
