Job Purpose
- To handle south India down sell cases for Real Estate
- To maintain relationships with Banks / FIs / NBFCs and other investors. To built preferred set of investors for continuous sell-down opportunities
- To earn Fee income and meet the sell-down target through syndicate/ down sell debt to banks/ FIs/ NBFCs/ AIFs
- To help client's refinance their existing debt to Banks / FIs / NBFC with appropriate structure based on current market conditions
Principal Accountabilities :
Accountability Clusters :
Deal Syndication/ Down selling / Refinancing :
- Understanding the parameters of Banks/ FIs/ NBFCs/AIFs for evaluating the real estate transactions
- Shortlist preferred set of investors for continuous sell-down/ refinance opportunities
- Business Plan/ financial projection validation to enable sophisticated structuring of financial solutions
- Provide inputs on loan structuring and drafting term and conditions
- Supervise the preparation of comprehensive Information Memorandum highlighting the salient project features, risks, opportunities, etc. and term sheet for distribution to banks/ FIs
- Facilitate interactions and consensus amongst all stakeholders of the deal
- Review the documentation process and ensure expeditious financial closure of transactions amongst banks/ FIs, etc. through effective co-ordination between the Client, Banks/ FIs, Legal teams and synchronization of terms sheets
Relationship Management :
- Build and maintain top level relationships with Banks/ FIs/ NBFCs and other prospective lenders for Real Estate portfolio
- Deal/ opportunity evaluation
- Review the business pitches prepared by transaction manager
- Review and provide comments on structuring of deal, type of instrument which will help in sell-down to select institutions
- Stay updated about Real Estate Sector and develop a deep understanding for same
Functional & Behavioral Skills :
- Project finance/Real Estate finance experience
- Business acumen of Real Estate Sector
- Experience in special situation funds/stressed assets groups of banks/FI /Funds will be added advantage
- Understanding of techno-commercial and legal contracts, banking norms and regulatory systems
Managerial / Soft Skills :
- Good presentation skills and communication skills (verbal and written)
- Willingness to work across locations and interact with multiple groups at workplace
- Adherence to timelines and proactive attention to detail
- Ability to manage teams
