Technical Manager - Property Valuation - NBFC
- We are hiring for a NBFC Client. Role details are given below:
- Real estate Valuation is an integral part of the Risk & compliance & is responsible for carrying out due diligence for the underlying security i.e. Real Estate Property & ensure that all information required to take a credit decision w.r.t. real estate property be provided to higher management.
- He is also responsible for maintaining TAT. The key aspect of due diligence is that underlying security i.e. real estate properties are compliant with local statutory norms & regulations & falls under acceptable norms as RBI/NHB.
- He is also responsible for providing keeping updates about changes happening in statutory rules & regulations related real estate properties, real estate property rate movements, demand-supply analysis, impacts of economic changes on real estate property etc. In all he has to provide inputs related to real estate property to higher management which will help them in decision making to improvise TATs of the overall sanction process.
This profile would require an understanding of following types of properties :
- Residential Property - under construction & completed.
- Commercial Property - under construction & completed.
- Industrial Property including Warehouses
- Specific usage properties - schools, hospitals, hotels etc.
- Commercial Real Estate Projects - Residential, Commercial, Retail & Mixed development.
The role also requires an understanding of following types of transactions :
- Home Loans - Builder purchase,
- Loan Against Property
- Lease Rental Discounting
- Construction Finance
The major challenges to this profile include :
- Cross functional coordination to enable timely approval of proposals
- Regular updation on changing economic & Industry scenario.
- Monitoring TAT of valuations.
- Customer Satisfaction : Internal as well as external customer satisfaction.
- Vendor Management : Seamless co-ordination with external entities.
- The critical skill sets are a strong analytical acumen, evaluation skills, detail orientation & decision making skills, initiative & target orientation & market intelligence developed through a strong industry network.
- The education & experience required to fulfil this profile are a Civil Engineer with minimum 5 to 8 years of experience. Total experience should be of good mix of construction as well as valuation. Valuation experience with Banks or NBFCs is preferable.
