Strategic :
- Support the Corporate Legal team in preliminary and detailed due diligence for prospective acquisitions in a timely manner and with due consideration of all legal aspects and legal risks
- Build networks with law firms and solicitors for long term partnerships in the assigned region
Operational :
Due Diligence & Land Agreements :
- Support the Corporate Legal Team and participate in negotiations along with Business Development team on agreements with land owners/ joint developers/ joint venture partners
- Ensure completion and standardization of all necessary legal documentation for all transactions
Legal Compliances & Litigation :
- Ensure compliance to RERA guidelines for projects in the assigned region
- Assist in institutionalizing proper systems to enable monitoring and ensuring legal compliances as well as developing standard guidelines for regular contracts
- Identify possible dispute areas, provide counselling on appropriate legal safeguards and draft appropriate documentation wherever required for the region
- Support the Corporate Legal team in litigation matters in terms of all necessary information in matters related to litigation. Also, attend to matters in various courts of law or in front of regulatory bodies as per requirement for the region
- Proactively work towards mitigating risks emerging from possible legal recourse sought by Customers, Contractor, Sub Contractors, employees and other outsourced Partners
Sales, Marketing and Customer Care :
- Provide support to the Regional Marketing & Sales team by ensuring that all the legal documentation in relation to the project are in order so that the customers can process their home loans in a timely manner
- Ensure a high degree of accuracy of the sale agreements so that there are no disagreements with the customers or the banks
- Ensure that legal queries raised by the customers are addressed in a time bound manner and develop mitigation plans in the event any customer raises a legal notice against the organization
- Ensure that there is a legal vetting of all marketing & sales communication / documentation viz. brochures, letters etc.
Internal Legal Support and Procurement & Contracts Support :
- Provide advice to the HR department in relation to personnel and industrial relations law in the region
- Ensure awareness of line managers on all legal compliances required to be maintained through training, periodic information dissemination and counsel
- Provide support to the Procurement & Contracts team by vetting contracts before they are signed by both the parties
- Work with Corporate Legal Team and Project Management Group for managing contractor related claims
Outsourced Partners :
- Coordinate with law firms/ solicitors on public notices, title certificates, litigation etc. for regional cases
- Support in preparing legal notices, suits, legal replies, briefs for legal advisors/solicitors
- Oversee the appointment of legal firms / advocates and negotiation on fees
- Manage the overall legal costs within budgets for the assigned region
Developmental :
- Stay updated on all the developments in corporate law with regional specifics
- Ensure development of knowledge management processes to ensure access and upgradation of knowledge within the team
Internal & External Interactions :
Internal : Business Head, Business Development, Marketing & Sales, Customer Care, Estate, Project Management Group including Design, Finance, HR, Secretarial
External : Statutory authorities, Land Owners, JV partners, vendors, legal firms and consultants in the region

Education & Experience Requirement :
- L.L.B. from a premier institute
- 12-15 years of experience primarily in the area of Project Acquisition, Land Due Diligence, Contract Drafting, Litigation and legal documentation
