Senior Manager/Manager - Acquisition
Primary Purpose : To identify, propose & close property redevelopment projects that generate profits for the organization. Build market position by locating, developing, defining, negotiating, and closing business relationships.
1. Preparing Network base for the company and Evaluating Various Proposals.
2. Understanding various rules & regulation so that the proposed project can be justified as per the norms and as per DCPR 2034.
3. Participating in the Tender Process and do all the detailing so that the feasibility can be prepared and submission of the offer by filling all the requirements of the Tender Documents.
4. Presentation and site visit to the Societies, Societies PMC, Owners of the land.
5. Preparing feasibility reports along with IRR and Cashflow for projects and identifying the best Proposal.
6. Co-coordinating with Various PMC, CPs, Architect, Liaising Dept, Legal Dept, Construction Dept, Marketing Dept, CRM, Account Dept & meeting with the Concern Person to execute the project.
7. Negotiating with various External Dept and person to implement the project.
8. Conducting Various meeting for approvals from the society and guiding the society for does and don't for smooth implementation of the project.
9. To Complete 79A Process through Dy Register of the society.
10. Meeting and Negotiating with the Owners, Tenants, Members of the society for the project so that the project is secure through, Development Agreement along with POA, Conveyance Deed, MOU.
11. Understanding various requirement of the society and members so that the plans of the proposed new building can be finalized by presenting various options.
12. Coordination with the Legal Department so that necessary draft such as DA, MOU, POA, PAAA, Legal Notices, Legal Case at Dindoshi and High Court are addressed and meeting with various counsel and solicitors for the matters.
13. Coordination and evaluation of the stamp duty on DA, POA, Conveyance Deed, MOU and PAAA
14. Coordination with Architect so that approvals are received before issuing vacating notice.
15. To Issue Vacating Notice to the society and handed it over to the construction department for implementation of the project.
16. Co-ordinating with the Owners/Managing Directors, Directors, to implement the project and discuss various issues on a day-to-day basis and present various options, reports, so that there shall be a discussion on finalization of the strategy. Follow up with the department within the organization so that the TO Do List can be achieved.
17. Monitoring ongoing projects through coordination with the PMC of the society, Members of the society, and our internal department.
