Sr Associate - Valuation - Real Estate

- Focus on execution of Valuation & Advisory services across various client segments - Corporations, Developers, Funds, Banks, NBFCs and Government Bodies.

- Should have in-depth exposure to various aspects of Property Valuations in asset classes such as Land, Residential, Commercial, Retail and Industrial properties.

- Should have experience in valuing properties with different valuation methodologies such as Sales Comparable method, Discounted Cash Flow method, Residual Method and Income Capitalization method; as the case may be.

- Well-versed with Government Bodies and Regulatory aspects of Real Estate especially in MMR such as implications of Development Control Regulations (DCR) on property valuations viz. regulations related to Cessed Redevelopment, Development under Public Parking Policy, Society Redevelopment, Slum Rehabilitation; impact of zonal classification on development potential; Transferable Development Rights (TDR); etc.

- Other than valuations, should have experience in real estate advisory assignments such as market assessment & sales price estimation, techno-economic viability (TEV) studies, highest and best use analysis, sale & lease-back analysis, etc.

- Preparation of real estate feasibility reports for various real estate asset classes.

- Street Smart person who has good contacts with Brokers & Agents in and around Mumbai, Navi Mumbai & Suburbs/Gujarat and Goa area also.

- Asset/ Business Valuations - Independently handled several equity/ enterprise valuations/ real estate/ industrial estate valuations using DCF method, sales comparison and sales and profitability multiples.

- Valuation of several land parcels using the sales comparison method and Discounted Cash Flow method.

- Valuation of stake of several Real Estate funds using Net Asset Value method.

Ideal Candidate:

- 4 years of experience in valuation of real estate

- Prior experience in IPCs or the big 4 in a similar profile is essential

- Well networked and aware of Mumbai Gujarat and Goa real estate market

- Willing to travel on the field frequently

- Strong analytical skills and report writing skills
