The role of AVP in Valuations and Portfolio Reporting will provide valuation and analytical support and performance reporting as follows:
- Supports the monthly and/or quarterly internal valuation support cycles together
- Manages and maintains robust Argus cash flow models to be exported into excel valuation models.
- Oversees and reviews the execution of property-level information from various source systems or portfolio companies in order to routinely update cash flow models with actual leasing or changes in market leasing assumptions, other income, operating expenses or capital expenditures.
- Provides oversite over the critical analysis of changes at the property- or investment-level in order to report on the cash-flow and valuation changes. Analysis of property- or investment-level changes is at the equity value.
- Provides guidance to analyze market conditions from sales comparable and other sources in order to drive assumptions and assess the value of the assets.
- Assists in ad hoc requests or special projects at the request of the client
- Continues to collaborate and enhance processes and procedures to deliver best in class service.
- Should be adapt at handling team and foster teamwork. Should have managed at least 10-15 people in a team.
- Engagement in recruiting employees plus supervising and coaching them to deliver results. Setting standards and continuous training engagement with team.
- Defines objectives and set goals for individuals, motivate them to perform and providing constructive feedback.
- Ability to handle pressure and should have participated in assessing performance and appraisal cycle.
- Conduct effective project management for timely deliverables.
- Review and ensure the quality of team output meets expectations.
- The candidate will need to liaise with the on-shore counterparts in APAC, in order to set the deliverable time lines and ensure quality delivery.
- Implement process improvement initiatives to reduce production times and increase accuracy
- Act as a single point of contact at COE for troubleshooting issues, training and mentoring team members.
DESIRED SKILLS & COMPETENCIES
- Candidate must be a Post Graduate or C.A., with strong knowledge of finance and real estate
- Candidates must have 13-15 years of relevant experience in DCF valuations and financial modelling, preferably in real estate industry.
- Must have team handling experience.
- Experience with iLevel and/or Voyanta is advantageous
- The ability to effectively work as an individual contributor as well as in a team environment and possess strong analytical, problem solving, critical thinking and decision-making skills, multitask and deliver under tight deadlines
- The profile involves effective communication across Clients' facilities globally and hence possessing excellent interpersonal and communication skills in verbal and written English is a must
- A demonstrated ability to write effectively and summarize large amounts of information succinctly and quickly
- A desire to work in an international team environment, often under pressure and with multiple stakeholder
- Drive and desire to learn new technologies and grow technical and functional skill sets.
- Strong MS Office, particularly Microsoft Excel, skills required.
- Argus Enterprise experience is mandatory.
- Experience with US GAAP and real estate accounting and/or management systems preferred.
- Passion for making business processes more efficient and successful
- Ability to multi-task and manage shifting priorities in a fast-paced environment
- Some travel internationally may be requested.
