Senior Manager - Property Acquisition - Startup

This disruptive startup was founded in the Singapore over a year ago by 2 veterans of the real estate & Hospitality domain who collectively have more than 2 decades of experience and have worked with brands like JLL, KPMG, EY, Marriot etc.

The company has been backed by marquee VCs including 500 Startups and is on track to a series A funding. They cater to the top end of the student living market and already offer premium student housing facilities for top universities in Asia including National University of Singapore, Singapore Management University, and INSEAD Business School.

As a Senior Manager - property Acquisition, you will be handling the acquisition and onboarding of new properties pan-India.

What you will do :

- Pitching about the benefits of joining the platform to property owners and convincing them to sign up

- Staying abreast of market demographics, market sales data, and other available market information in order to identify area sub-markets that will sustain growth and provide opportunity for good quality home acquisitions

- Conducting detailed land/lot searches in sub-markets, consistent with the findings of market research.

- Meeting with landowner(s)/developers and negotiate favorable terms that satisfy the financial requirements of a successful contract

- Performing preliminary due diligence to ensure properties have development potential.

- Preparing a detailed project financial pro forma.

- Monitoring additional works like bldg quality, plumbing, interiors, etc and miscellaneous approval costs to assure that they fall within budgeted amounts.

- Ensuring property complies with all statutory laws and regulations

- Ensuring that the property holds good for future planning too.
 
Candidate Profile :

What you need to have :

- Minimum 8 years experience in a similar role

- Excellent math and computer skills, particularly proficient in MS Excel

- Should have good exp in South & West India

- Preferred experience in IPC or hotel background.

- Proven success in negotiations

- High results orientation; good personal and professional judgment; excellent problem solving skills

- Very high sense of urgency and the ability to successfully multi-task

- Understanding of real estate contract language preferred, good background in Land Acquisition

- Self-starter with a strong work ethic

- Passionate and driven with high level of integrity
