Job Title: Sr Manager/AGM-MEP
Designation: Senior Manager/Assistant General Manager
Department: Development - Projects
Reports to: Senior General Manager
JOB SUMMARY:
- Successful candidate will mandatorily possess good communication skills/soft interpersonal skills, understanding of real estate domain along with the Analytical and Presentation skills. The incumbent will oversee and manage the technical, design, and execution aspects of Mechanical, Electrical, and Plumbing (MEP) systems, both pre- and post-contract, ensuring compliance with quality standards, Green Building certifications, and project timelines.
- The incumbent will coordinate with teams, review technical documents, propose energy efficient solutions, and monitor contractor performance to ensure successful project delivery.
ROLES AND RESPONSIBILITIES:
Pre- Contract:
- Review the Consultant's DBR, Drawings and Specifications.
- Review the draft BOQ by Cost Consultant. Reply the technical query by Cost Consultant.
- Review the PQ documents of all the vendors.
- Attend the Pre-bid meetings and reply to the pre-bid queries raised.
- Review the Technical Bids.
- Propose Value Engineering Solutions.
- Provide Technical inputs.
- Assimilate the design, keeping the Green Building certification into view.
- Propose Energy Efficiency options by way of creating different scenarios/ options.
- Review the Technical Specifications and List of Makes. Should be able to prepare comparison of Technical parameters associated with different products/ makes.
- Standardization of BOQs, Technical Specifications, List of Makes/ Models.
- Standardizations of designs as per product categories.
- Quality documents- QAP, ITP, Method Statements, Check lists formalization
Post Contract:
- Lead and Mentor teams of Mechanical and Electrical Engineers at site.
- Coordinate the MEP design and execution between design office and contractors/ sub-contractors.
- Review the drawings and Submittal schedule. Monitor these schedule Planning vs. Progress.
- Review the Technical Submittals and Method Statements in line with Consultants/ HO Documents.
- Review the Shop Drawings and Co-ordination drawings in line with HO Document/ Consultants.
- Attend the weekly procurement and Progress meetings.
- Monitoring the LEED/ Green Building requirements implementation.
- Able to review resource reports like Manpower histograms, plant & machinery schedule and ascertain adequacy of resources deployed for timely completion of the projects.
- Review and certify the monthly invoices of the contractors/ consultants.
- Audit the performance of MEP contractors.
- Formulate and implement proper QA/ QC procedures by maintaining and following Project QA/ QC policy.
- To ensure compliance of Construction activity to best Industry standards, International Codes, planned timelines, Allotted budget, Company strategy and goals.
QUALIFICATIONS:
- Bachelor's degree in engineering or related discipline.
- Around 14-22 years of experience including 5 years with leading IPC.
- Electrical, ELV, Solar Energy, Elevators, EV Charging, IAQ, MEP Coordination, Knowledge of all MEP services design.
