Position: Manager - Land Acquisition
Location: Ranchi - Jharkhand / Bhuvaneswar - Odisha

Job Overview:
The Manager - Land Acquisition is responsible for identifying, negotiating, and acquiring land for development purposes. The role requires expertise in legal and regulatory frameworks, due diligence, stakeholder management, and ensuring smooth land transactions.
Key Responsibilities:
1. Land Identification & Acquisition:
- Identify potential land parcels for acquisition based on business and project needs.
- Conduct feasibility studies and site visits to assess land suitability.
- Engage with landowners, brokers, and government bodies to negotiate and finalize land deals.
2. Legal & Regulatory Compliance:- Ensure compliance with local, state, and central government land acquisition laws.
- Coordinate legal due diligence, including verification of land titles, encumbrances, and regulatory approvals.
- Liaise with legal teams to draft agreements, MoUs, and other land-related documents.
3. Negotiation & Documentation:- Negotiate pricing, terms, and conditions of land acquisition with landowners and stakeholders.
- Prepare legal agreements, sale deeds, lease agreements, and registration of documents.
- Ensure proper documentation and maintenance of land records.
4. Liaison & Stakeholder Management:- Work closely with government authorities, revenue officers, municipal bodies, and legal consultants.
- Manage relationships with landowners, communities, and third-party consultants.
- Address disputes, grievances, and legal challenges related to land acquisition.
5. Financial & Budgetary Management:- Estimate and plan land acquisition costs within allocated budgets.
- Monitor financial transactions related to land purchases.
- Ensure timely payments and compliance with financial regulations.
6. Project Coordination & Reporting:- Work with project teams, engineers, and legal experts to integrate land acquisition into overall project planning.
- Provide regular reports and updates to senior management on acquisition progress and challenges.
- Maintain a database of acquired lands and pending acquisitions.
Key Skills & Competencies:- Strong negotiation and communication skills.
- Knowledge of land laws, property transactions, and due diligence processes.
- Understanding of government regulations, zoning laws, and environmental clearances.
- Proficiency in documentation, contracts, and legal agreements.
- Ability to build relationships with stakeholders, including landowners, government officials, and legal teams.
- Analytical and problem-solving skills.
Qualifications & Experience:- Education: Bachelor's / Master's degree in Law, Real Estate, Business Administration, or a related field.
- Experience: 8-12 years in land acquisition, large manufacturing, or infrastructure projects.
- Industry Exposure: Infrastructure, Renewable Energy, Real Estate, Construction, or Engineering/Construction/Iron/Steel related sectors.
