Business Development & Land Acquisition-Sr General Manager /AVP - for Hyd

Summary of Responsibilities :

Sourcing of deals, evaluating potential deals and partners, detailed market research, financial modeling, conducting feasibility analysis, supporting technical and legal due diligence, negotiation with landowners and partners, definite documentation, and deal finalization for the region

Detailed Responsibilities :

Land / Deal sourcing:

- Develop strategies for identification, evaluation & shortlisting of properties

- Generates leads by networking with International Property Consultants (IPCs), financial institutions, brokers, relationship with corporate houses, other land aggregators, promoters, tracking opportunities in newspapers etc.

- Meets land owners to understand expectations, profile etc.

- Conducts site visits and market study to understand market factors

- Profiles the potential lead - land, land owner, risk assessment, checking title deeds

- Coordinates with Design and Marketing team for inputs on product mix, pricing, costs etc.

- Makes recommendations on shortlisted opportunities to BD Head as per company defined criteria and business requirements

Deal evaluation :

- Conducts preliminary due diligence for the lead - zoning, access, location etc.

- Conducts market and competition benchmarking and prepares reports

- Compiles costing and revenue assumptions

- Prepares and recommends the business case

- Prepares Investment Committee Notes and presentations

- Coordinate for commercial, legal and technical due diligence of the shortlisted property (including land title documents, area development plan, and latest statutory bye laws)

Requirements :

- Ability to lead end-to-end transaction cycle, including negotiations, liaison with consultants, structuring, and definitive documentation,

- Basic understanding of deal structuring, and statutory laws

- Qualification: MBA or similar PG in real estate

- Ability to scale up quickly and take larger responsibilities.

- Regulatory Knowledge - understanding of rules and regulations governing the land deals/projects

- Negotiation skills
