- Our Client is a US$ 3 billion Indian multi-business conglomerate group with interests in financial services, healthcare, and insurance. The group carved out a separate holding company for its real estate, packaging, labeling and lamination films, and new ventures division.
- As a Site Acquisition - Sr. Executive Level, you will be identifying new sites and locations for taking upon lease/ outright purchase and Networking with reputed brokers and consultants on a regular basis to screen potential new sites and find new avenues of business.
What you will do:
- Checking the feasibility of each and every proposal Legally, Technically, Operationally and Economically and sent it to management for approval
- Preparing Technical/ Financial/ Pre- Feasibility/ Feasibility studies of land/Property Reports.
- Preparing the Land/ Property Valuation Report.
- Doing site visits and survey market to find an ongoing project, upcoming project, Quality of project and type of users in the surrounding area
- Verifying title documents of the properties to be acquired & co-ordinate with the external lawyers for the title opinion or verification.
- Coordinating with Liaisoning, Legal, Account and Finance Department.
- Negotiating with landowners/societies regarding rates, redevelopment terms
- Knowledge of authenticating the registered property title documents.
- Knowledge of handling registration, franking & adjudication works.
- Working out strategies for pre-and post-planning projects.
- Developing the regional database of various sources and brokers.
- Doing Feasibility Analyses, Market Analyses, Techno-economic Viability Studies, Due Diligence Exercise, Entry Strategies
- Other duties may be assigned.
Candidate Profile:
What you need to have:
- RE transaction experience in the IT sector is preferred
- Knowledge of Real Estate fundamentals required
- Strong negotiation skills with demonstrated experience in the negotiation of letters of intent, purchase agreements and ground leases.
- Exceptional aptitude in site selection criteria.
- Ability to work independently, and motivate others to keep projects on target.
Experience: 1 to 4 years
Annual CTC: Rupees 10,00,000 to 14,00,000
