Job Summary:

As Revenue Manager, your primary responsibility will be to maximize revenue per available property across both short- and medium-term stays. You will work across multiple distribution channels, optimize pricing and availability, and ensure we are exceeding market benchmarks in performance. This is a strategic role for someone with deep experience in Dubai's serviced apartment landscape, strong analytical instincts, and hands-on OTA expertise.

Key Responsibilities:

- Monitor daily pick-up, pace, and performance vs. budget, prior year and the market.

- Optimize pricing daily based on demand, competition, seasonality, and market events.

- Oversee rate mapping and inventory control across OTAs, website, and real estate platforms.

- Optimize listing performance across channels like Airbnb, Booking.com, Agoda, and others.

- Identify and onboard new OTAs or alternative distribution platforms to diversify revenue streams.

- Conduct regular competitor and market analysis to refine pricing strategy.

- Lead revenue forecasting, budgeting, and long-range planning with the leadership team.

- Collaborate with the Sales, Reservations, Data, and Key Account teams for seamless execution.

- Maintain and improve in-house revenue reports and dashboards for better decision-making.

Requirements:

- Minimum 5 years of experience as a Revenue Manager in Dubai's serviced apartment sector.

- Hands-on experience managing pricing and distribution for multiple units across platforms.

- Strong Excel skills; familiarity with pricing tools, rate shoppers, and PMS systems.

- Analytical and data-driven mindset; BI tools experience is a plus.

- In-depth knowledge of OTA dynamics and channel performance management.

- Ability to work cross-functionally and communicate findings effectively.

- Strong ownership mindset and ability to work independently.

What We're NOT Looking For:

- Candidates from global hotel chains without serviced apartment experience.

- Individuals focused only on high-level strategy without hands-on revenue management exposure.

KPIs & Success Metrics:

- RevPAP (Revenue per Available Property) performance above market average across defined competitor sets.

- Diversification of OTA contribution - reduced dependency on single channels.

- Forecasting accuracy and optimized occupancy with healthy ADR.
