Renovation Project Manager (Residential)
- Responsible for overseeing the renovation of residential properties. You will coordinate all aspects of these projects, from planning & design to construction & completion & multiple contractors & subcontractors.
Key Responsibilities:
- Managing communication with clients and contractors to ensure that they are aware of current status of the project.
- Ensuring that all safety procedures are followed on site to prevent injuries on the job site.
- Conducting inspections of work done by contractors to ensure that it meets code requirements.
- Managing the budget for the project, including tracking materials costs and labor hours used
- Identifying potential issues before they occur, such as delays or cost overruns, and acting to prevent them from occurring.
- Working with architects and engineers to ensure that construction plans meet building codes and zoning regulations.
- Coordinating with sub-contractors and suppliers to schedule deliveries of materials and equipment when needed.
- Overseeing the construction process to ensure that all tasks are completed on schedule.
- Developing a plan for managing the construction process, including timeframes for each phase of work.
- Blueprint reading, layout and planning of the day-to-day work.
- Maintain project safety standards in accordance with WorkSafe standards.
- Performing standards of workmanship that meet the projects requirements that are consistent with industry best-practice.
- Maintaining tools, cords and equipment so that they are kept in good working order and are safe for use.
- Creating lists of materials, supplies, specialty tools and equipment (proactively) that are needed to perform the work.
- Direct and supervise workers, sub-trades, and other relevant building professionals.
- Be responsible for ensuring project budgets are adhered to.
- Oversee workers who complete specific pieces of the project, such as painting or plumbing.
- Requisition supplies and materials to complete construction projects
- Take actions to deal with the results of delays, bad weather, or emergencies at construction site.
- Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.
- Plan, organize, and direct activities concerned with the construction of structures, facilities, and systems.
- Organize workflow to meet customer deadlines.
Qualification And Experience:
1. BE with 6+ Years or Diploma with 10+ Years of experience having all aspects of construction, including estimating, planning, scheduling, safety and building codes.
2. This requires strong leadership skills as well as an understanding of how each party's role affects the overall success of the project.
3. The ability to read blueprints and specifications; to create material lists and to fill out timecards and other minor record keeping tasks.
4. Interpersonal competencies that include a drive for results, the need for closure, effective oral communication skills, organization, planning, trust, respect, and being dependable and cooperation.
5. Excellent interpersonal skills.
6. Must be computer literate and current on new technology.
7. Must be hardworking and a problem solver.
8. Positive and upbeat attitude.
9. Extensive project coordination experience, able to multitask, minimum of 2 years of experiencing, quick decision-making and excellent written and verbal skills.
