The Project Manager will oversee and direct the execution of projects at the site from conception to completion. He/she will monitor the structural & finishing work & handing over by coordinating with multiple contractors and sub-contractors.
Job Description:
Project Planning :
- Conceptualize the detailed project reports; take off documents, Microsoft Project execution Programme and project execution plans after thorough discussion with clients, selection of sites, project evaluation in terms of outlays and profits attached.
- Establish time span of project execution as per client specifics.
- List down the resource needs for projects, after considering the budgetary parameters set.
- Monitor/Discuss project status; review during the course of periodic project review meetings.
Site & Construction Management :
- Supervise all construction activities including providing technical inputs for methodologies of construction & coordination with site management activities.
- Develop project reporting system; conducting conduct progress review and coordination meetings.
- Execute interior works, including civil, woodwork, plumbing, electrical, fire fighting, etc.
- Identify & develop alternate vendor source for achieving cost effective purchase of equipment, accessories & timely delivery so as to minimise project cost.
- Ensure that equipment/materials received are in accordance with the quantity & quality.
Contract Management :
- Preparation & floating of tenders to contractors/sub contractors, evaluation of offers, techno-commercial discussion & finalization of contract in view of project schedule.
- Settlement of all techno-commercial disputes / clarifications during execution of project.
- Preparing contract budgets & ensuring that the same is not exceeded.
- Settlement of disputes with clients, contractors, Govt. and statutory bodies.
Co-ordination :
- Network with consultants, sanitary, electro mechanical engineers to ascertain technical specifications, construction related essentials, based on the prevalent rules.
- Relationship management with statutory authorities for availing mandatory sanctions.
Job Requirements:
- B.E/ B.Tech in Civil Engineering with minimum 9 yrs of relevant in construction management experience.
- Proven working experience in construction management.
- Advanced knowledge of construction management processes, means and methods
- Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
- Understanding of all facets of the construction process
- Ability to plan and see the "big picture"
- Competent in conflict and crisis management
- Excellent time and project management skills
NOTE: EXTENSIVE 7-8 YEARS OF EXPERIENCE WORKING IN GOA MARKET IS MANDATORY.
