Position: Project Director

Location: Bangalore

Education: B.E in Civil/Mechanical/Production Engineering, MBA

Experience: Minimum 10 years in real estate companies

Age: Not more than 45 years

Role Objective:

To deliver high-quality projects on time and ensure a safe and comfortable living experience for customers.

Responsibilities:

People & Culture

- Team Building: Hire the best talent for both in-house and remote positions.

- Development: Teach knowledge, train skills, and coach attitudes while providing a clear sense of purpose.

- Goal Setting: Establish high-impact SMART goals and ensure team members are committed to achieving them.

- Support: Assist team members in making daily progress in meaningful ways.

- Performance Management: Drive a high-performance culture.

- Cultural Development: Foster a culture of care and craftsmanship through company values and principles.

- Self-Development: Allocate time for personal learning and development.

Brand

- Connection: Enhance communication, build relationships, and uphold social responsibility.

Business

- Compliance: Ensure all permits and licenses (CC, OC, Labour Compliance) are obtained and maintained.

- Finance: Manage cash flow planning and management.

- Revenue: Oversee milestone billing to ensure revenue targets are met.

Delivery & Operations

- Planning: Conduct research and develop strategies and plans, including scheduling and budgeting.

- Resource Mobilization: Coordinate materials, suppliers, partners, and tools.

- Contract Management: Establish and manage comprehensive win-win contracts.

- Delegation: Effectively delegate tasks to team members.

- Collaboration: Maintain regular and effective communication, and publish reports and trackers to stakeholders.

- Problem-Solving: Exhibit resourcefulness and provide alternate options to overcome challenges.

- Quality & Detail: Ensure high standards of quality and attention to detail.

Deliverables

- Site Establishment: Set up site boundaries, stores, and labor camps.

- Site Administration: Oversee site operations.

- Permit Readiness: Ensure readiness for permit and approval inspections (CC, OC, Fire NOC, Elevator).

- Project Handover: Ensure project handover with zero unacceptable snags.

- Budget & Schedule Adherence: Ensure adherence to budget and schedule while identifying opportunities for cost savings.

- Local Liaison: Manage relations with local authorities, police, and neighbors.

- Labor Welfare: Manage labor community living and insurance.

Cost Management

- Budget Management: Oversee budget and BoQ management, overhead tracking, spend tracking, and inventory control.

Communication

- Reporting: Provide regular updates, reports, and trackers.

- KPIs: Monitor and report on key performance indicators.

- Performance Indexes: Track project cost performance index (CPI) and project schedule performance index (SPI).

- Quality & Safety: Ensure high standards of quality, safety, and housekeeping.

- Customer Experience: Enhance the customer living experience.

- Compliance: Ensure all legal and statutory compliances are adhered to.

Skills and Qualifications:

- Technical Skills: Proficiency in project management software and tools, and a solid understanding of engineering principles.

- Leadership Skills: Strong leadership and team-building skills with the ability to inspire and motivate teams.

- Communication Skills: Excellent verbal and written communication skills.

- Analytical Skills: Strong analytical and problem-solving abilities.

- Financial Acumen: Solid understanding of financial management, budgeting, and cost control.

- Attention to Detail: High level of attention to detail and quality.

- Interpersonal Skills: Ability to build and maintain strong relationships with stakeholders.

- Adaptability: Ability to adapt to changing project requirements and environments.
