JOB DESCRIPTION
Project Manager/ Director - 2 million Sq.ft project
JOB PURPOSE
The Project Manager is responsible for leading the development of the project including design coordination, contract administration, construction, delivery, financial management, stakeholder management and due diligence. The individual is required to provide high quality development management, excellent leadership skills in managing external and internal relationships and acute financial acumen to control budgeting and execution.
KEY RESPONSIBILITIES
- Provide administrative and financial support to ensure project completion.
- Identify and implement technical solutions within budgeted cost and schedule. Identify project costs, forecast timings of expenditure and continuous reevaluation.
- Accountable for developing and fostering effective relationships internally and externally (e.g. consultants, public funders and private lenders/equity providers, architects, construction engineers, government liaisons)
- Lead the design management that includes critical inputs for developing the design, managing the consultants, monitoring and assisting the design teams to ensure design quality standards are met within the budgets.
- Lead and manage network of engineers, architects and other consultants in guiding project through its governmental approvals process to obtain all permits & approvals requirement.
- Prepare and lead development plans that includes preparation of project/construction schedule, project description, market analysis and construction budgets.
- Provide project management guidance, methods, systems, tools and metrics for consistent project outcomes, maintaining consistency between project management teams working for different projects.
- Responsible for financial evaluation, cash flow projections, deal structure application, financial return/present value analysis.
- Responsible for contractor selection, contract negotiation and entire project construction & administration.
- Communicate the project status to all stakeholders throughout the project to ensure critical components are not missed. Study/anticipate risks in projects from inception stage till completion including legislation-related risks. Addresses risks and mitigate or eliminate them effectively.
- For on-going projects, arrange updated MIS documentation, supporting materials, and project plans for internal teams and senior management.
- Provide support in sales and marketing of project by developing a constant awareness of market opportunities. These opportunities could include coordination of feasibility, economic and financial analyses.
- Compile and document project information on completion of project to use the information for reference for future projects, checking for deviations from standard process and regulatory audits.
JOB SPECIFICATION
- Bachelor's degree in engineering or architecture and/or Master's in business administration
- Minimum 10-12 years of experience in working in real estate development environment.
- Must have an experience in all facets of the development process including design coordination, contractor selection and construction implementation, establishing project budgets and financial analysis.
- Excellent leadership skills to manage diverse teams and external & internal relationships.
- Demonstrated ability to plan, organize and prioritize responsibilities in order to consistently meet project deadlines and objectives.
- Excellent verbal and written communication skills, interpersonal skills and project management skills.
- Ability to think creatively and contribute to project success.
- Ability to manage a variety of tasks within a tight time schedule. Ability to handle stressful and high- pressured atmosphere.
