Key Responsibilities & Skill-sets:
Project Management:
- Manage complete operations of the project encompassing Pre-construction activities, Project execution & setting up of Facilities Management Team for Handover of each phase of the project
- Responsible for Project Execution, Budgets, Planning, Costs& Quality Control
- Hands-on coordination experience with various functions like Purchase & Contracts, Design, Liaison, Marketing, Legal, BPE and Facilities Management
- Responsible for Quality Control & Safety Standards
- Setting up all SoP's required for ISO Certification & implementation of SAP wrt to Project operations
- Proficient in analysing & presenting data for monthly MIS reporting through tools like SAP & Project Management software
- To possess strong negotiating skills to coordinate for Construction & Services Contracts
- To implement Innovative mechanisms through SAP, Theory of Constraints (TOC), Critical Chain Project Management (CCPM) & Web based software, etc. for current & future Construction practices to achieve timely & cost effective project completion
- Continuously Value Engineer for speedy construction work with effective cost savings
Project Scheduling:
- Define the Project Timelines accurately
- Track and monitor all project activities at micro levels.
- Obtain all approvals from the Business Head/ COO for all Corrective measures/ action plans for expediting project completion.
Project Implementation and Management:
- Effective Tender Preparation and Management
- Coordinate & Control all outsourced Work like Project Management Consultancy, Project Contractors and related agencies
- Effective coordination with Contracts and Procurement departments for awarding the contracts to various agencies, Vendors, Suppliers, etc from inviting the bids.
- Coordination with HR and Admin Dept for smooth functioning of the team.
- Certification of all project invoices/ bills etc.
Technical coordination with all concerned HOD- s:
- Coordinating and fulfilling the requirements of all concerned HOD's at various stages of project development from the finalisation of working drawings and up to as built drawings stage
As built drawings and project handover:
- Obtain, record and hand over as built drawings& services documents after the completion of the project to the Facilities Management Team
- Handing over of all the completed woks/ project to Facilities Management Team.
- Certification of all project related RA bills and final invoices/bills up to release of Retention amount
Budget managed by this person:Construction & Projects Department Budget
Experience: 20-25 years in Project Management & Construction of Residential/Commercial/ Retail Real Estate Projects
Qualification: BE Civil from a reputed institute.
Management Qualification would be an added advantage.
