Professional - Commercial Office Space Leasing - Real Estate Development & Investment Advisory Firm
Role Purpose: To ensure commercial properties are effectively marketed, leased, managed & maintained. To develop marketing plans that target prospective tenants.
Key Accountabilities & Responsibilities:
Leasing:
- Identify potential tenants and businesses that might be interested in acquiring commercial office space for leasing.
- Create marketing plans to target potential tenants and attract them to the property.
- Conduct market research and stay updated on industry trends to identify potential tenants and target markets.
- Stay updated on local and regional commercial real estate market conditions, property values, and rental rates.
- Evaluate competitor offerings, marketing strategies, and tenant incentives to maintain a competitive edge.
Property Promotion:- Actively promote available office spaces through various marketing channels to generate leads and maximize occupancy rates.
- Conduct property tours to prospective tenants, showcasing the features and benefits of the commercial property.
- Answer queries and provide information about the property, as well as highlighting its unique features, selling points & value propositions.
Negotiating lease agreements:- Negotiating lease agreements that benefit both the company and the tenant. Ensure that the lease terms are clear, enforceable, and meet the needs of both parties.
- Prepare and review lease agreements, ensuring accuracy and compliance with legal and company policies.
- Collaborate with legal professionals to address any lease-related legal matters and ensure all necessary documentation is in place.
Tenant relationships:- Develop strong relationships with tenants to ensure that their needs are met, and issues are quickly resolved. Ensure to be one step ahead on tenant expectations.
Monitoring property performance:- Track the performance of the commercial property, including occupancy rates, rental income, and tenant retention rates.
- Report this information to the management and recommend ways to improve the property's performance.
Operations:- Support HO investment team in the due diligence activity and in resolving of queries raised by auditors & Lawyers.
- Coordinate with accounts & Finance team to ensure client invoices are raised on time.
- Follow up with client for outstanding receivables. Ensure all outstanding cases are promptly escalated to concern teams.
- Assist in presenting leasing numbers to investors on regular basis.
