JD - Product Manager (Real Estate Lending Asset Valuation)
ROLE SUMMARY :
- Fulfillment of due diligence, valuations and portfolio management for real estate projects in regards to various metrics along with formulation of technical policies.
ROLE EXPECTATIONS :
ENABLED DESIGN :
- A technology enabled design methodology aligned for customer experience & driving "more and better"
- Design effective methods of the portfolio monitoring
- Create methodologies to enrich customer onboarding
FULFILLMENT PROCESS :
- End to end customer need fulfillment process to ensure speed and agility of service with experience as a key differentiator in the market.
- Handle valuation process of all real estate lending transactions throughout India
- Contribute to the overall portfolio management for the project, highlighting key risks and deviations from underwriting from technical aspect
- Ensure completion of due diligence, valuations & portfolio management (subsequent monitoring) for real estate projects in terms of builder profile, project analysis, demand-supply pattern, property pricing etc.
- Coordinate with local asset valuation team and business team for collateral appraisals
- Post disbursement monitoring and identifying any risks
- Work in close coordination with local asset valuation teams for regulatory reporting in line with real estate lending asset valuation process
ROLE SPECIFICATIONS :
Years of experience : 6 to 10 years
Education Qualification : B. tech Civil Engineering. Added advantage - M.Tech. from reputed institution / NICMAR
Languages known (if required) : English, Hindi
Location : Mumbai
Preferred Industry exposure : Real Estate, BFSI
Team management experience required (Yes/No) : Yes
Reporting to : Senior Product Manager Asset Valuation

TECHNICAL COMPETENCIES :
- Thorough understanding of Development regulations & approval process across pan India (Predominantly top eight metro cities)
- Ability to understand architectural plans in accordance with Local Regulations
- Detail understanding of approval cost
- Understanding of WBS & Block budget
- Technical knowhow of cost monitoring (Actual work done Vs Budgeted)
- Understanding of work flow for real estate project along with cost affiliated with each activity
- Well versed with current technology being used in construction
