JOB DESCRIPTION
a. MAIN PURPOSE OF THE JOB
Deal Flow; Investing, Nurturing/Value Add and Profitable Exiting from Target companies to achieve
Fund's target IRR; Mentoring & growth of current team and building the team further.
b. KEY RESPONSIBILITIES OF THE JOB (KRA)

1. Create visibility for the Group, new initiatives, ideas, etc
2. Cary out best practices. Create, implement and review processes, systems, etc.
3. Participate in Fund Raising
KEY RESPONSIBILITIES:
Identification and Evaluation of Investment Opportunities:
- Support the investment process by identifying real estate deals across India. Duties include participating in due diligence meetings to evaluate a manager's investment edge, its process and risk management capabilities, conducting research on real estate strategies and performing both innovative and routine quantitative and qualitative analysis as well as macroeconomic and market research.
- Underwrite real estate properties to support evaluation of a manager's unrealized track record and co- investments, as well as to price secondary interests. The analyst will perform more property level diligence than might be expected at a fund of funds.
Investment Execution:
- Work with the entire Team to prepare investment analysis and to draft recommendations to the Investment Committee.
- Support negotiation of terms independently and finally along with Managing Partner - Real Estate.
Investment Monitoring:
- Identify and anticipate qualitative, quantitative and market factors that will impact expected returns/profitability.
- Support the Team by participating in the semi annual portfolio review of underlying investments.
- Support the Team in conducting market surveys on a regular basis and presenting to the investment team.
- Maintain investment database.
Exits:
- Identify and anticipate qualitative, quantitative and market factors that will impact expected returns/profitability.
- Make profitable exits
Secondary Responsibility: Fund Raising:
- Preparation of materials in support of fundraising efforts.
- Participate & contribute to the Fund Raising exercise.
Skills Required:
- MBA qualification or equivalent required.
- Strong, proven experience in real estate and/or private equity fund investment or direct real estate investment.
- Experience at a real estate fund, private equity or fund of funds is expected.
- Excellent modelling skills (mostly Excel), and written and verbal communication skills are critical.
- Willingness to undertake extensive global travel schedule.
- Demonstrated ability to work effectively in a team-oriented environment and across teams is essential.
- Demonstrated fiduciary mindset, or potential to develop such a mindset.
- Ability to work across time zones and cultures consistent with our "one office" approach.
- Attention to detail and a thorough documentation standard.
