S.No Responsibility Job Description: 

To look after over electro mechanical operation across the estates at Chandigarh Extention

The Head Services (MEP) will have the following responsibilities:

1 Electro Mechanical : 

- To look after over routine Maintenance, break down maintenance and preventive maintenance of HVAC, Lift, Transformer, Fire Pumps, STP, HTTP, UPS, DG Sets, Boilers, Chillers, CCTV, Electrical panels etc.

- To define maintenance schedules as per the SOP

- To develop standard operating procedure for electro mechanical operation at the project.

2 MEP Services Management:

- To Manage entire MEP services like plumbing/Swimming pool maintenance/firefighting/CCTV/Lift/Escalator/STP/HTTP etc.

3 Work force Management

- Responsible for recruitment of quality work force along with HR

- To train the electro Mechanical/MEP as per the expectation of the organization.

- To Manage and allocate manpower in line with the operation schedule, employee skill set and business requirements.

4 Agency Relation

- Identification, evaluation and on boarding of agencies for annual maintenance contract.

- Negotiation and Verification of AMC rates.

- Define the scope of work of the Maintenance agencies.

- Verification of the agency services and give the feedback time to time.

- Check and verify the bills raised for any maintenance work undertaken within the Property through Job Orders/Contractors.

5 Laisioning

- Laisioning with government regularity bodies (Power Company/ Fire Equipment) and their respective responsibilities such as lift Supervisors, electrical inspectors etc.

- To Liaison with government bodies for different licenses and approvals.

6 Equipment/Supervision/Testing/ Calibration

- Supervise the Checks of equipment's systems carried out by the Out sourced staff and review the check list obtained from them.

7 Inspection

Undertake the daily/weekly & monthly inspection of the HVAC systems & equipment's electrical & Other Electro Mechanical Equipment- s

8 Break Down

Undertake the breakdown Maintenance and determine the breakdown and resolve the same with minimum time force.

9 Maintenance Records

- Ensure that all Necessary log books/Daily checklists are filled in right time and the records are maintained.

- To Ensure that all machine history card are being maintained on record both in soft and hard form.

- To calibration reports need to be stored.

10 Performance review of Contractors To coach the Contractors on SOP and desired deliverables

- Review the Performance of the Contractors and prepare a performance review record periodically

11 Customer Complaints Analysis To review the daily Customer Complaints & analyze the data for executive better management.
