Job Description:
The Head - Mall Operations will look after the following responsibilities:
Profitability and Strategy Management:
- The Person will be the Profit Centre Head and he will look after overall Mall Operation.
- Monitoring the Heads of Department to formulate an overall plan and strategies for all departments with an aim to achieve the set objectives / business plan
- Managing the monthly monitoring and collection of rentals/CAM to ensure no outstanding; conducting Debtors ageing analysis & budget variance analysis
- Leading the financial operations including budgeting, cash flow planning, feasibility studies, control of assets & budget monitoring.
- Ensuring effective execution of the financial management functions which includes timely preparation and submission of the monthly management reports & budget forecast
- Participating in manpower planning, recruitment, training, employee relations, staff welfare
Mall Operation:
- He will be handling the end-to-end Mall operations including P&L Management, Business Development, Marketing, Leasing, Retail Operations, Customer Relationship Management, CAM Budgeting, BTL and Signage, Collection Management, Commercial Operations, Safety & Security Functions and others.
Marketing & Events:
- Directing the Event Management, Promotional Activities.
- Conceptualizing annual events and promotions and monitoring their execution to increase footfall at the shopping center
- Developing and supervising the implementation of ATL, BTL, TTL, Guerilla Marketing Campaigns and Brand Strategies to achieve marketing revenue targets and enhance brand visibility
People Management & Supervision:
- Preparing plans and schedules for regular and periodic maintenance in conjunction with relevant department heads and following up on quality and execution
- Liaising with Operations team to ensure building facilities engineering and conservancy services such as maintenance works, security, housekeeping, landscaping and car park are coordinated effectively
- Parking Management, Housekeeping, MIS, Revenue Share, Registration, Compliance Management and Training & Development and People Management
- Maximizing EBITDA through a deliberate process of increasing all potential income sources, while controlling expenses
- Providing strategic consultancy regarding current and future retails trends, including new concepts and quality tenants
Services & Maintenance
- Overseeing the compliance (Electrical Inspectorate, Lifts Inspections, Pollution Control, Occupational Health & Safety Standards, Water, Waste Management, Fire Inspections, and Property Tax etc.) and liaising with civic agencies to ensure smooth operations of facilities compensation & benefits, discipline, etc.
- Ensure the privacy, integrity, reliability and appropriate use of information resources
- Passive Network (Structured Cabling, Patch Cords, Network Rack, I/O Box & Face Plate, Patch Panel, Optical Fiber Cables, Fiber Patch Panel/ Patch Cords) Components for Network (LAN/WAN)
Safety & Security:
- Checking log-book for information of previous day and night incidents, and taking necessary action if any
- Briefing security personnel
- Deployment of personnel as per requirement of schedule and events
- Checking CCTV recordings to notice any untoward incidents
- Physically checking the running condition of fire equipments, medical facilities and aid boxes.
