1. Execute the development plan to meet site development objectives.

2. Work towards achieving business plan initiatives with required timelines.

Strategic Planning

3. Identify 3 year opening opportunity and feasible trade area with market and economic growth data and prioritize it into opening strategy

4. Along with Construction Manager, implements the P.M.O./M.P.S. process within development, and contribute to the Vision Plan for the Region

5. Help establish new market entry priority with support of demographic data to further develop the McDonalds Brand and makes recommendations from a Real Estate viewpoint

6. Participate in the annual review and the 31Q process by consolidating all the figures and presenting to Senior Management Team

7. Align Department goals with the Regional, Division and Corporate strategies

Financial Management :

8. Provide accurate sales projections based on known facts about the site e.g. traffic generators, pedestrian counts, etc.

9. Provide an expected ROI projection for each project

10. Manage the rental cost of the portfolio to ensure that it is in line with market level under which the restaurants can be operated profitably

11. Create and manage departmental capital expenditure and G&A budget

12. Reinforce quality control standards for real estate transactions (e.g., cost, time, location, economics, market needs, and deal quality)

Site Development :

13. Create, manage and execute the development plan to meet portfolio return and goals

14. Assemble and present site packages to management for approval

15. Monitor and control the flow of real estate transactions by coordinating the efforts of all resources

16. Partner with Alliance Team in region to maximize pipeline building

17. Constantly reviews market data to ensure best negotiation position for new sites

18. Leverage the McDonalds brand to get the best value for a site

Business Relationships:

19. Build good relationships with Landlords, Developers and all government authorities in relation to development which include but not limited to Statistics Bureau, Planning Bureau. Leverage the value of the McDonalds Brand to achieve more competitive price and effective working relationship

20. Resolve all on site problems quickly and efficiently with operations to ensure that restaurants are able to continue operating at all times

21. Take the initiative when there are problems, ensuring estate team act promptly and follow up

22. Work with Construction Manager and fosters a Market Development Team approach

23. Cultivate and promotes an open working relationship with other McDonald's departments, development teams in other markets in China, Regional teams
