Global Real Estate and Location Strategy Manager

- Responsible for the long-term real estate portfolio strategy and management, as well as overseeing space and occupancy management and lease administration capabilities.

Key Responsibilities :

- Lead the development, monitoring and ongoing support of the policies and processes for strategic portfolio planning, transactions, core real estate business processes, outsourcing strategy, and enterprise-wide demand forecasting

- Oversee development of space planning and occupancy management systems, policies and processes

- Leads sale, development or leasing negotiations on approved transactions to support overall portfolio strategy, both stand-alone within Real Estate team or partnering with vendors

- Develop and track key portfolio metrics to provide guidance and decision-support for major CS strategies and investments

- Develop and proactively manage global / regional strategic portfolio planning process to rationalize real estate assets

- Own long-term space demand / supply planning

- Partner with other functional leads to engage the business on long-range planning and align real estate with talent strategy

- Drive accountability relative to real estate costs, enabling sustainable cost reduction efforts

- Execute negotiations for real estate transactions

- Manage the outsourcing of brokerage and lease admin services, including vendor governance

- Participate in vendor governance activities for providers of real estate related services

- Directly contribute to the enhancement of overarching processes and operations in alignment with business strategies

Qualification And Experience :

i. MBA with 15+ Years of Experience in facility management/ real estate experience

ii. A degree of cultural awareness and demonstrated experience working with and understanding various cultures

iii. Ability to analyze problems and opportunities, conclude direction and make critical decisions

iv. Willingness and capability to travel and to work on various projects in multiple countries simultaneously

v. Strong communications (written and verbal) skills

vi. Demonstrated experience in real estate negotiations and influencing skills

vii. Strong relationship management skills; able to develop "trusted advisor" status with business unit mid and senior level management tiers

viii. Experience with negotiating and interpretation of real estate contracts

ix. Proficient with Microsoft Office
