Manager/Sr. Manager - Leasing/Retail
Purpose Of The Role:
The Leasing Manager is responsible for overseeing all aspects of leasing management, developing leasing plans to identify new clients, and negotiating with prospective tenants to maximize income in line with the business plan. The manager also ensures a proper tenant mix in the property in line with business strategy and market demand and achieves the desired company business objectives.
Key Responsibilities:
- Leverage preferred retailers and nurture strong relationships to enhance occupancy rates and ensure maximum occupancy levels within the retail spaces.
- Explore new leasing opportunities and propose rental rates based on market analysis and improvements to proposals for management consideration.
- Collaborate with the design team to provide input aimed at optimizing occupancy percentages within our retail spaces.
- Actively attend to internal customer feedback and requests to ensure their needs are met and addressed promptly.
- Drive continuous innovation by generating new ideas to engage internal customers and improve leasing processes.
- Implement uniform leasing processes and leverage technology for streamlined operations and enhanced communication through automation.
- Develop an in-depth understanding of customer attitudes and behaviours, interpreting market research to identify trends and preferences.
- Monitor Retail Sales Index (RSI) to track changes in customer preferences and market trends, benchmarking RSI to inform leasing decisions.
- Sign lease contracts and manage revenues for kiosks and carts while understanding various CAM models including flat vs. pass-through.
- Implement fit-out guidelines laid by the architecture department and ensure compliance with insurance and risk management protocols.
- Collect revenues from tenants and maintain a database of key performance characteristics for each retailer category.
- Analyse trading density and space requirements for various retail categories, understanding retail presentation issues such as lighting, fixturing, and signage.
- Participate in developing customer-specific marketing strategies and contribute to category management initiatives.
- Develop and implement a retailer connect program aimed at driving retailer engagement and attracting unique brands across our assets.
- Manage customer relationships effectively and stay updated on elements of retailing, including ownership structures and retailing terminology.

- Strong understanding and ability to interpret customer attitudes and behaviours, enabling effective decision-making in leasing strategies.
- Proficiency in developing and implementing retailer-specific marketing strategies to attract and retain tenants, optimizing occupancy and revenue.

- Proven ability to analyse market research data and trends, translating findings into actionable leasing initiatives.
- Sound knowledge of leasing processes, including documentation, negotiation, and compliance with industry standards.
- Proficient in utilizing leasing management software such as Yardi or similar platforms to streamline operations and maintain accurate records.
- Strategic thinking and problem-solving abilities to identify and capitalize on leasing opportunities while mitigating risks.
- Strong organizational skills and attention to detail to effectively manage multiple leasing projects simultaneously.
- Ability to collaborate cross-functionally with design, marketing, and operations teams to optimize retail spaces and enhance tenant satisfaction.
