Primary Responsibilities ;
This position will have responsibility for coordinating leasing activities to secure quality long-term tenants maximizing income through obtaining the best rental terms possible while achieving minimal vacancy loss for the companies retail properties, including proposed new projects. The position also provides assistance and back up support to the mall, in the area of lease renewals, extensions, and leased space modifications.
Specific responsibilities include:
- Advertise and promote available space
- Contact and establish relationships with brokers to refer interested parties
- Review vacancies to determine appropriate marketing initiatives
- Make sure properties and spaces for rent are in appropriate condition to show
- Show spaces on demand to prospective tenants
- Take care of inquiries and perform necessary follow up activities
- Negotiate all lease terms in accordance with established leasing guidelines, working with management and the attorneys when required
- Draw up necessary lease paperwork and see that they are properly executed and distributed to appropriate parties, and all pertinent lease information obtained.
- Negotiate renewals and prepare lease renewal addendums
- Keep informed of market conditions and competitive rental rates, assisting in doing market research as necessary.
- Tenant Relation Management
- Assist with accounts receivables and delinquent rent payments
- Enforce lease terms and conditions for tenant issues such as space modifications and subletting
- Coordinate legal meetings for new store opening, renewals, breaches
- Initiate legal action as necessary to resolve tenant issues
- Weekly, Monthly reporting to be done
- Coordinate store designs process
- Filing and day to day updating of records
- Manage and follow up on Teams performance
- Formulate leasing strategy for Kiosk /temporary leases
- Conduct site visits for meetings for upcoming centers
- Meet retailers frequently to understand business
- Automatic Daily Sales Report implementation (ADSR) by existing & new tenants.
Minimum relevant experience: 6 -10 years of hard core retail leasing
Exceptional communication skills
