Key Responsibilities:

1. Leasing Strategy & Planning:

- Develop and implement the overall leasing strategy for the company's industrial real estate portfolio, including warehouses, distribution centers, manufacturing facilities, and logistics parks.

- Define and meet leasing targets to maximize occupancy rates and rental income across industrial assets.

- Analyze market trends, competitor activities, and tenant requirements to inform leasing decisions and strategies.

- Collaborate with the marketing and sales teams to enhance property visibility and attract potential tenants.

2. Tenant Acquisition & Relationship Management:

- Lead the tenant acquisition process, from sourcing prospective tenants to closing lease agreements for industrial properties.

- Negotiate lease terms, conditions, and rental rates with potential tenants, ensuring mutually beneficial terms while safeguarding the company's interests.

- Develop and maintain strong relationships with major industrial tenants, brokers, and corporate clients in the logistics and manufacturing sectors.

- Act as the main point of contact for key tenants, addressing their operational and expansion needs within the company's industrial properties.

3. Lease Negotiation & Contract Management:

- Oversee the negotiation, preparation, and execution of leasing contracts, ensuring compliance with legal and regulatory requirements.

- Review and approve lease documentation, including renewals, extensions, and amendments.

- Ensure lease terms align with financial goals, space utilization strategies, and property management standards.

- Manage rent reviews, lease audits, and renewals to maintain positive cash flow and tenant retention.

4. Market Research & Expansion:

- Conduct market research to identify opportunities for leasing industrial space to key industry players (e.g., e-commerce, logistics, manufacturing, FMCG).

- Provide insights into market dynamics, including demand for industrial spaces, rental rates, and tenant preferences.

- Assist in identifying new industrial property acquisitions or developments based on tenant demand and leasing potential.

- Track industrial real estate trends, supply chain shifts, and regional economic factors to anticipate tenant needs and adjust leasing strategies accordingly.

5. Portfolio Management & Reporting:

- Maximize occupancy across the company's industrial portfolio, ensuring a strong pipeline of potential tenants.

- Work closely with asset management and operations teams to ensure tenant satisfaction and retention.

- Monitor the performance of the leasing portfolio, providing regular reports on occupancy rates, leasing timelines, revenue forecasts, and market trends to senior management.

- Ensure that property vacancy rates are minimized, and that the company's industrial assets are fully utilized.

6. Leadership & Stakeholder Engagement:

- Lead and mentor a team of leasing managers and executives, fostering a performance-driven culture.

- Engage with internal stakeholders (legal, finance, operations) to streamline the leasing process and address any leasing-related challenges.

- Represent the company at industry conferences, exhibitions, and networking events to build relationships and promote the company's industrial assets.

Qualifications:

- Education: Bachelor's degree in Business Administration, Real Estate, or a related field. MBA or real estate certifications (RICS, SIOR) preferred.

Experience:

- 10-15 years of leasing experience in commercial or industrial real estate, with at least 5 years in industrial/logistics property leasing.

- Proven track record of successful lease negotiations and tenant acquisition in the industrial sector.

Skills:

- Strong negotiation and relationship management skills.

- In-depth knowledge of industrial real estate leasing practices, market dynamics, and tenant requirements.

- Ability to manage multiple leases and portfolios concurrently.

- Financial acumen and understanding of leasing profitability metrics.

- Leadership experience in managing teams.
