Job Description :

Under broad direction, she/he identifies, evaluate, negotiate, and delivers RETAIL centres for daycare & preschool business operations of FYLS-Founding Years Learning Solutions (KLAY). She/He develops annual plan for "new sites delivery" in line with business plan of the enterprises. She/He manages all existing real estate infrastructure and accountable for its efficacy.

- Plans, directs and coordinates the activities of Real-Estate & Project Delivery team within the organization.

- Provides team leadership and sets "vision, direction and operational excellence" for the real-estate team.

- Responsible for accurate real-estate transactions & closures pertaining to new sites, with 360-degree accountability [property quality, usability & sustainability].

- Responsible for timely delivery of RETAIL centres as planned in the annual business plan.

- Receives guidance and support from business teams and other enabling functions.

- Collaborates with the regional business teams to ensure, new-business goals are met.

- Responsible for CAPEX modelling of new RETAIL centre projects. Accountable for containing CAPEX outflow within the annual cost allocated

- Responsible for managing Property Owner relations and Vendor relations.

- Responsible for planning and execution of existing property maintenance.

- Leads KLAY financial initiatives that; requires collaboration and relationship with external world on commercial real-estate space.

- Proactively provides insights (short-term & long-term) into the property scenario of the market to the KLAY leadership team.

Education / Work Experience :

- Any Graduate with MBA. Total experience of 15+ years in "Real Estate Domain" with exposure in "Research, Property Identification, New Site development and Maintenance" functions. Candidates from IPC, QSR and Retail industry will be a good match.

- Must have worked for 3+ years in leadership role (reporting to "enterprise leadership").

- Should have worked in medium to large companies and well understand the complexity of 'dispersed business network'. Brings with her/him "Service & Solution mind set; Self driven personality & team player; high personal Quality, Value & Ethics".

Critical Personal Skills :

- Leadership and people management skills

- Strong communication skills; Good in "contract management" and commercial negotiations; Ability to drive self & team in fast paced business scenarios; Ability to represent KLAY to external world (Property Developers, Commercial Space forums, Project Management cos, Office/School material suppliers, etc).
