KLAY is looking for an experienced and mature Real Estate Manager with good experience in managing the geographical expansion through identification and setup of new centres of KLAY across India. The incumbent will be responsible for all aspects of Real Estate Operations for KLAY, which includes market analysis, site identification, financial and business feasibility analysis, co-ordination with landlords up to closure of new centres for KLAY pan India.
The position will report to the Head - Operations.
Roles and Responsibilities :
- Conduct regular market analysis and investigate availability of suitable sites for new centres.
- Monitor market activity including key property deals, rent pricing, and trends in economic growth in various micro-markets within KLAY cities.
- Network with brokers to maintain market awareness and develop key contacts in our target market areas.
- Lead the preparation and maintenance of a database of available real estate opportunities.
- Perform feasibility studies through site evaluation, business potential, catchment areas, competition analysis, average income & trends.
- Perform financial & business analysis for properties under consideration
- Meet with Property owners / brokers, initiate discussions, lead negotiations, up to finalization of identified properties.
- Co-ordinate with Finance, Legal for activities related to the legal, techno-commercial contracts property feasibility and due diligence required.
- Co-ordinate with Projects, Operations, Safety teams for activities related to handover of the property after finalization.
- Maintain good relationships with existing landlords and co-ordinate with them for activities like renewals, expansions etc.
Desired Experience and Skills :
Education : MBA
Years of Experience: 8-12 years with atleast 5-6 of relevant experience in new centre acquisition with good knowledge of real estate trends in key cities like Bangalore, Hyderabad, Mumbai, Pune and Delhi NCR.
Prior experience in RETAIL, Healthcare, Hospitality or Education industry. Prior experience working with real estate companies like CBRE, Knight Frank, JLL, etc will be preferred.
Good working knowledge of MS-Office.
Minimum Requirement :
- Should have worked in medium to large companies and have a deep understanding of real estate markets in atleast 3-4 major cities in India.
- Understanding of key real estate markets should include regulations, recent trends, events and key business variables.
- Proven ability to perform financial and business analysis of properties
- Should have good network with brokers and real estate companies
- Should be ready to travel extensively across India.
