Detailed Job Description:
Property Due Diligence:
- Conduct comprehensive legal due diligence on properties, including reviewing property documents, titles, encumbrances, and potential legal issues.
- Analyze property records, agreements, and contracts to assess the legal status of properties under consideration for sale, purchase, or other transactions.
- Identify any legal risks, discrepancies, or impediments related to property ownership, zoning, land use, and other relevant aspects.
Title Examination:
- Verify property titles and ownership through careful examination of land records, title deeds, and other relevant documents.
- Address any title defects, clouds, or irregularities that might affect the transfer of property.
Legal Research:
- Stay updated on real estate laws, regulations, and legal precedents.
- Conduct research to provide accurate legal opinions and advice to clients regarding property transactions.
Cross-functional Communication:
- Collaborate with internal stakeholders, real estate external counsels, and other stakeholders to ensure a clear understanding of property-related legal matters.
- Provide timely and accurate legal advice, addressing concerns and queries related to property diligence.
Documentation:
- Prepare and review legal documents related to property transactions, such as sale agreements, lease agreements, due diligence reports, and property acquisition documents.
Risk Mitigation:
- Assess potential legal risks associated with property transactions and provide strategies to mitigate these risks.
- Advise clients on necessary legal steps to ensure the smooth and legally compliant transfer of property ownership.
Litigation Management:
- Closely work with the external counsels managing legal proceedings, if required, including disputes, litigation, and negotiations.
Preferred candidature:
- A mix of corporate law firm and in-house experience is a plus
