Job Description : Head- Facility Management (FM)and Security -HCCB - India

Job Family Summary: Responsible for the governance of all Real Estate Delivery functions within a defined geographical region, including but not limited to Transaction management, Tactical planning, Design & Construction, Facility management, Security and Services, and associated Local Client Relationships.

Essential Job Responsibilities-


1. Develop, implement and preside over the ongoing evolution of a long-term delivery plan for the country, in close collaboration with the other cross-functional groups within HCCB, as well as all external RE delivery partners. Contribute to policy development, deployment and enforcement.

2. Provide ongoing governance at an India level (accountability, transparency, prioritization, and allocation) to assure compliance with all regulatory requirements. Maintain full accountability for annual operating expenses and capital budgets.

3. Champion a cost-effective repeatable framework/model for the delivery of all RE functions within the India, consistent with Global delivery strategy/direction.

4. Create strategic opportunities and competitive differentiators through innovative portfolio planning, delivery and service support.

5. Foster and manage key relationships within India based Business Units. Partner with Client Relationship Management, Advance Strategies, Workplace Solutions, and externally with HR and IT, to message the FM value proposition.

6. Proactively grow FM business and build agile teams that support growth of the company.

7. Develop talent, increase capabilities, and create opportunity for people to grow to their potential within HCCB. Drive diversity and inclusion within the culture of FM, and incorporate succession planning within ongoing staffing programs.

8. Assess all - core vs. context- tasks and enable outsourced partner performance within an integrated Delivery platform.

9. Act as a senior representative in various other internal project teams, councils, initiatives, boards, etc.

10. Act as a spokesperson for FM via customer visits.

11. Serve as the single point of contact (SPOC) with theater-based policy/decision makers to foster the client relationship and to identify and validate demand and client requirements.

12. Proactively connect with CRM team to ensure closed loop with regard to client discussions and strategies.

13. Approve Regional Plans.

14. Make decisions on appropriate level of due diligence required for capital projects.

15. Serve as escalation point for facilities and service issues.

Supervision Given/Received-

For Managers, describe the size of the organization and the number of employees typically managed. For Individual Contributors, describe the level or amount of supervision an employee would typically receive.

No supervision required for these individuals. Usually receives general directional guidance, while primarily engaged in the governance of all real estate operations within a theater. These individuals typically oversee an internal staff of 25 to 40, as well as all outsourced partners and suppliers within a defined geography.

Education and Experience-

- Typically requires a degree in relevant functional expertise, with a strong preference for advanced degree and/or ongoing coursework. Extensive industry experience spanning more than 15-20 years will be considered to be equivalent.

- Experience with and knowledge of real estate, financial, risk and partner management.

- Experience in Travel, Transport, Cafetaria, Events, House Keeping, Capital and small Projects .

- Experience in Management of Budgets - Financial acumen and Analytics .

- Experience leading successful outsourced partner relationship management strategies, metrics and procurement processes

- Experienced track record of successful relationship building and solution delivery in comparable environments.

- To be held accountable for all operational and capital investment activity within their designated geographical region, with the clear objective of achieving high customer satisfaction, satisfying business requirements balanced with corporate guidelines, and championing measured operational excellence.

Accountability

- Accountable for the delivery of all real estate-related transaction-, facility-, project-, financial- and risk-management services within their designated geography.

Reporting Relationship

- Reports directly to the ED - HR . All goals/objectives are established in support of corporate strategy and initiatives, business unit planning and the ongoing advancement of performance metrics.

Interface/ Communication

- Internal: Direct interface with all zone based staff, partner account managers, financial controllers, HR Managers, IT, Security, Ops Directors, VPs and SVPs.

- External: Direct interface with comparable roles within peer companies, recognized industry organizations, and HCCB customers.

Influence/Impact

Directly and significantly impacts:

- real estate delivery performance - quality, cost, speed, consistency, resiliency, sustainability and ultimate client experience.
