Position : Head of Real Estate.

Experience : 15+ years in real estate acquisition, development, and project execution, preferably in the hospitality sector.

Role Summary :

- The Head of Real Estate will lead and oversee all aspects of real estate development for a hotel construction company, including site acquisition, feasibility analysis, zoning, and project execution.

- This role demands strong strategic thinking, market insight, and leadership skills to ensure the successful delivery of projects aligned with the company's vision for luxury and excellence.

Key Responsibilities:

- Real Estate Strategy and Planning

- Develop and implement a comprehensive real estate strategy to support the company's hotel construction objectives.

- Identify potential markets for new hotel developments and create a pipeline of opportunities.

- Conduct market research and feasibility studies to evaluate the profitability and viability of projects.

- Site Acquisition and Development.

- Lead the identification, negotiation, and acquisition of land or properties suitable for hotel development.

- Ensure compliance with zoning laws, building codes, and other regulatory requirements.

- Build and maintain relationships with real estate brokers, developers, and government agencies to identify potential opportunities.

- Financial and Legal Oversight.

- Prepare financial models and business cases for proposed projects, ensuring alignment with organizational ROI targets.

- Negotiate purchase agreements, leases, and contracts with property owners and other stakeholders.

- Oversee due diligence processes, including title verification, legal documentation, and environmental impact assessments.

- Project Management - Collaborate with internal teams (e. , design, construction, and operations) to ensure the seamless execution of projects from concept to completion.

- Monitor project timelines, budgets, and quality standards to ensure alignment with company goals.

- Take clearances from appropriate government authority.

- Address challenges and mitigate risks related to site development or project execution.

- Stakeholder Management

- Work closely with hotel operators to ensure that real estate developments align with brand standards and operational requirements.

- Engage with investors, lenders, and financial institutions to secure funding for projects.

- Present updates and reports to the executive team and board members on real estate progress and market trends.

- Team Leadership and Development

- Build and manage a high-performing real estate team, fostering a culture of accountability and innovation.

- Mentor and guide team members in market analysis, negotiations, and project management.

Qualifications and Skills:.

- Bachelor's or Master's degree in Real Estate, Business Administration, Urban Planning, or a related field with 15+ years of experience.

- Proven track record of leading large-scale real estate projects, particularly in the hospitality industry.

- Strong understanding of market trends, zoning laws, and regulatory frameworks.

- Excellent negotiation, communication, and stakeholder management skills.

- Proficiency in financial modeling, project management tools, and legal documentation.

- Ability to handle multiple projects and deliver results within tight deadlines.
