This is a Leadership Role which includes-
Acquisitions:
- Handling entire gamut of PAN INDIA operations related to Land / Property to post-handover. To accelerate the Real Estate acquisitions for the organization and deliver the projects on time so that expansion program is streamlined.
- Business Plan Strategies: Development of the Business Strategy and Plan incorporating current opportunities as well as setting out new business initiatives.
- Spearhead market research and catchments activities, town classification, to gather potential estimates of various sites/ location availability in good catchments and high streets for the zone
- Track upcoming developments in the market and create pipelines by maintaining a relationship with Real Estate Professionals.
- Leading the commercial leasing team by preparing lease strategies & policies and guiding the team on investment in new properties across the country.
- Manage the capital expenditure on projects & accountable for budget/cost control.
- Manage relationships with developers, property agents, and landlords to ensure the organization is seen as a key brand to sign within the Indian market.
Negotiation and Acquisition of properties :
- Negotiate with the landowner/s and acquire the properties on behalf of the Company.
- Feasibility Analysis, the risk associated with the project, Legal & Technical Due diligence of new proposals Land aggregation, creation of Property /Land Banks & dealing / Lisasioning with various Government authorities to get clearances
- Managing Techno commercial discussion/disputes/ clarifications during the execution of the project Liaison: With Govt. departments, Public & Private sector organizations, prospective clients/purchasers and property owners, as well as Advocates and Real estate Consultants.
- Ensuring compliance to processes & defined & implement quality standards Sanctions and Clearances: Involved in obtaining sanctions and clearances for launching/development of a real estate project from statutory authorities /government departments.
- Litigation: Will be coordinating with the panel of Advocates handling Company litigation. This includes briefing advocates regarding the matters
