Head - Project Site - Real Estate

The Project Site Head will oversee the execution, management, and delivery of real estate projects, ensuring that they are completed on time, within budget, and to the highest quality standards. This role requires exceptional leadership, communication, and organizational skills to manage teams, contractors, and stakeholders while maintaining compliance with safety and regulatory standards.

1. Project Planning and Execution:

- Develop detailed project schedules and plans, including timelines, budgets, and resource allocation.

- Monitor daily operations at the project site to ensure smooth progress.

- Coordinate with architects, engineers, and consultants to align project goals.

2. Quality Control and Compliance:

- Monitor all construction activities to ensure adherence to project specifications, quality standards, and safety regulations.

- Ensure compliance with legal and environmental requirements.

3. Internal stakeholder coordination and management:

- Coordinate with various functions w.r.t. execution, design / drawing, planning, contract, material, etc.

4. Budget and Cost Management:

- Track project expenses and ensure that the project remains within the allocated budget.

- Approve invoices and coordinate payments with the finance department.

5. Vendor and Stakeholder Management:

- Liaise with contractors, suppliers, and vendors to ensure timely delivery of materials and services.

- Manage relationships with key stakeholders, including clients, government authorities, and consultants.

6. Risk Management:

- Identify potential risks and implement mitigation strategies to address challenges.

- Ensure the safety and security of all personnel on-site.

7. Reporting and Communication:

- Prepare and present regular progress reports to senior management and stakeholders.

- Address and resolve any issues or conflicts that arise during the project lifecycle.

8. Team Management:

- Lead and manage on-site teams, including supervisors, contractors, and labor.

- Assign responsibilities, provide training, and ensure accountability for team members

Qualification:

- Education: Bachelor's degree in civil engineering, Construction Management.

- Experience: 18 to 22 years of experience in real estate project management, with at least 3 years in a cluster / site head role.

- Should have handled large site with 15+ lac sq. ft. construction area.

Technical Skills:

- Proficiency in project management tools (e.g., MS Project, Primavera).

- Strong understanding of construction techniques, materials, and quality standards.

Soft Skills:

- Excellent leadership and interpersonal skills.

- Strong problem-solving and decision-making abilities.

Key Competencies:

- Expertise in managing residential and/or mixed-use projects.

- Ability to adhere to timeline and delivery deadlines.

- In-depth knowledge of real estate development processes, contracts, and regulations.
