- To handle all real estate related legal issues, including transfers of titles and deeds, construction, mortgage concerns, and zoning. Provides legal advice to an organization, prepares resolutions and forms, and participates in major legal actions.
- Preparation of real estate fund documents; Representing institutional investors in private real estate funds; Preparation of joint venture agreements.
- Drafting, vetting, approving, negotiating and settling all types of agreements including Acquisition Agreements, Funding Agreements, Leasing, Marketing, Operations, Service and Leave & License Agreements, Franchise Agreements, Business Conducting Agreements, Renewal Agreements, Cancellation Deeds, Rectification Deeds, Supplemental Agreements, etc.
- Handling Statutory Compliances, Corporate Governance, due diligence matters.
- Representing in the court of law and coordinating with the management, if so required.
- Title verification of land/property by scrutinizing various documents.
- Drafting and filing of application/documents required for obtaining licences/Change of Land Use (CLU) to develop Residential Township, Group Housing & Commercial Complex.
- Obtaining LOI/Licences, Building Plans, Zoning Plans, Service Estimates/Plans, Temporary site office permission, Occupation/Completion Certificate.
- Obtaining Approvals / NOC / Clearances from Fire Department, Environment Clearance, Pollution Control Board, National Highway Authority of India (NHAI), PWD, Height Clearance from Airport Authority of India (AAI).
- Liaisoning with senior officials in various Government Departments such as Land Acquisition Officer, Urban Estate Department, District Town Planner (DTP), Senior Town Planner (STP), Director, General Town & Country Planning (DGTCP) and other related Government Department
- Co-ordination with Property Consultant / Owners / farmers of land/Village authorities for sale/purchase of land, payment issues ; Negotiating and structuring commercial transactions.
