Key Responsibilities:
1. Legal Strategy & Compliance:
- Develop and implement the legal strategy to support the company's industrial real estate operations.
- Ensure compliance with local, state, and federal regulations, particularly in the acquisition, development, leasing, and sale of industrial properties.
- Monitor changes in real estate laws, environmental regulations, and zoning ordinances affecting industrial properties.
- Lead internal audits and ensure alignment with legal standards, contractual obligations, and company policies.
2. Contract Management:
- Oversee the drafting, negotiation, and review of key contracts related to land acquisitions, leases, construction agreements, joint ventures, and tenant agreements.
- Provide guidance on terms and conditions, ensuring minimal risk to the organization while maintaining favorable terms.
- Manage and resolve disputes related to contractual obligations with developers, contractors, tenants, and other stakeholders.
3. Transactional Legal Support:
- Lead the legal due diligence for real estate transactions including acquisitions, dispositions, and financing for industrial properties.
- Review and advise on property title, zoning, environmental assessments, and other critical elements of property development.
- Ensure the smooth execution of high-value, multi-party real estate transactions.
- Coordinate with external legal counsel for litigation, arbitration, or any other legal matters related to the company's assets.
4. Risk Management:
- Identify potential legal risks in industrial real estate transactions, including title defects, environmental hazards, tenant disputes, or regulatory issues.
- Implement risk mitigation strategies, including the use of insurance, indemnities, and warranties to protect the company's interests.
- Handle legal proceedings related to land acquisitions, tenant disputes, and regulatory compliance issues.
5. Leadership & Stakeholder Management:
- Provide legal advice to senior management and other departments (e.g., finance, operations, development) regarding industrial real estate laws and regulations.
- Manage and mentor a team of legal professionals, fostering a culture of compliance and legal excellence.
- Work closely with external legal firms, consultants, and regulatory authorities as needed.
6. Regulatory & Environmental Compliance:
- Oversee regulatory compliance for industrial developments, ensuring the business meets all legal requirements related to environmental, health, and safety regulations.
- Address legal matters involving environmental assessments, permits, and land use regulations.
- Coordinate legal efforts in resolving land-related issues such as eminent domain, right-of-way, and easements.
Qualifications:
- Education: LLB/LLM from a reputed law school. Additional qualifications in real estate law, business administration, or a related field are preferred.
Experience:
- 12-15 years of legal experience, with at least 5 years in industrial real estate, infrastructure, or large-scale development projects.
- Proven experience in handling land acquisitions, industrial leases, regulatory compliance, and dispute resolution in the real estate sector.
Skills:
- In-depth knowledge of real estate laws, zoning regulations, and industrial property management.
- Strong negotiation and communication skills.
- Ability to manage large-scale transactions and complex legal issues.
