We are looking for a reliable Head of Construction Management team for a leading developer into premium luxury residential projects with world class amenities. Head of Construction Management team will plan quality construction projects and oversee their progress along the way in a timely and cost-effective manner. You will be responsible for budgeting, organization, implementation and scheduling of the projects.
Responsibilities:
- Oversee and direct quality construction projects from conception to completion.
- Review the project in-depth to schedule deliverables and estimate costs.
- Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations.
- Collaborate with architects, engineers, contractors and other construction specialists.
- Meet contractual conditions of performance.
- Review the work progress on daily basis. Should analyze, manage and mitigate risks.
- Prepare internal and external reports pertaining to job status.
- Negotiate terms of agreements, draft contracts and obtain permits and licenses.
- Ensure quality construction standards and the use of proper construction techniques.
- Prepare cost estimates, budgets, and work timetables.
- Interpret and explain contracts and technical information to other professionals.
- Report work progress and budget matters to management.
- Respond to work delays, emergencies, and other challenges.
- Comply with legal requirements, building and safety codes, and other regulations.
- Manage job sites and create schedules for construction crew and ensure all projects are fully staffed.
- Create and manage the budgets for each project, including supplies, materials and labor.
- Oversee subcontractors and vendors to ensure quality standards are met.
- Pursue continuing education in green building practices.
- Ensure safety guidelines are followed on job sites.
- Select tools, materials and equipment and track inventory.
Requirements:
- Proven working experience in construction management.
- Advanced knowledge of construction management processes, means and methods.
- Expert knowledge of building products, construction details and relevant rules, regulations and quality standards.
- Understanding of all facets of the construction process. Competent in conflict and crisis management.
- Analytical Skills: Construction managers must be good at planning for large-scale, multi-step projects.
- Decision Making: Construction managers must make lots of decisions, such as picking subcontractors, materials, paints, and more.
- Management Skills: As the boss on site, construction managers must lead their teams, and keep them motivated and focused on the job.
- Communication: Good writing and speaking skills are needed by construction managers when communicating with employees, writing proposals, subcontractors, procuring materials and dealing with clients.
- Technical Skills: Construction managers must know construction methodologies, read blueprints and understand other technical aspects of construction.
- Time-Management: Deadlines are crucial in construction. Making sure that everything is on time and moving smoothly is a critical part of the job.
- B.Tech (Civil) / BS Degree in construction management, architecture, engineering or related field and Masters of Business Administration from premium institution.
