Head - Business Development and Land Acquisition
Core Responsibility :
Head - Business development & strategy function for multiple development opportunities around expansion of the group across new markets and asset classes on identifying new business lines and markets for the real estate space including but not limited to evaluating new land development options, financial planning, entry strategy, liasoning with local landowners & development partner
- Strategizing to create a pipeline of future projects, negotiating with the Board of Directors for approvals on new projects and building teams which currently handle the acquisition of several plots responsible for building and maintaining relations with existing customers and investors to ensure compliance of Agreements.
- Produce and deliver a sales action plan which supports the company's strategic objectives, achieving sales targets and using initiative to take corrective measures as needed;
- Maintain a comprehensive knowledge of the company's portfolio and working knowledge of competitor products/services;
- The role also involves preparing medium and long-term business plans around existing and potential land holdings & development opportunities of the company, detailed Financial and Technical analysis (including IRR, Multiple, Cash Flow and BEP) for potential acquisitions & soon to be launched projects and sub-projects and undertaking land, technical and financial Due Diligence for Joint Development Agreements, Buyouts etc
- Handle the entire process from the viability study of a new plot, the financial assessment, making a detailed project report based on inputs from the Architects and Lawyers and coordinating with stakeholders to approve new acquisitions.
- Negotiations with Land Owners and Tenants, then subsequent documentation by the consulting and in-house legal team are driven by me to achieve closure.
- Strategic planning, Financial viability assessment, Approvals from internal Shareholders and Risk Assessment Team, Commercial Negotiations with various parties and overseeing the Legal Documentation to minimize cost and effectively complete acquisition in the shortest time frame.
Experience :
- Minimum of 10+ years experience in real estate BD and Land Acquisitions with renowned groups
- Strategic thinker with the ability to understand market and business intelligence to make informed choices about business development;
- Leadership qualities as demonstrated through previous line/team management experience.
- Excellent business acumen.
- Strong analytical skills.
- Demonstrated business development and financial skills
- Ability to work independently and as part of overall team structure
- Excellent communicator that motivates and empowers others to stretch themselves and reach high goals.
