Job Description:
- We are seeking a highly skilled and experienced General Manager - Design to lead and oversee design development and management.
- The ideal candidate will be a strategic thinker with excellent leadership, communication, and organizational skills, capable of managing complex projects from inception to completion.
- You will work closely with our talented team to ensure projects are delivered on time, within budget, and to the highest quality standards.
About the Company:
- The Company is a 50:50 Joint Venture with a US FDI Fund and is undertaking a 50-acre residential development in Southern India.
- It has engaged architects, consultants and contractors of international repute to develop more than 1000 apartments.
- The project has won multiple awards including best luxury project.
- The role is based in New Delhi and requires travel to project location in Southern India.
Job Description:
- Play the role of design coordinator, from the Concept Design stage through Schematic Design, Detailed Design, GFC until construction documentation stage for the real estate projects under development.
- Ensure adherence to regulatory codes, sustainability guidelines, and modern design principles.
- Checking and releasing architecture, structure and services drawings to the site after checking and verification. The candidate must have a good grasp on building services specific to high rise Residential projects.
- Lead and coordinate design efforts between various external consultants, vendors and general contractors to develop optimal solutions, including architectural design, civil design solutions, interior fit and finish specification, appropriate material selection, services design coordination and site layout.
- Manage relations with Architects and Consultants
- Review tender documents and contract documents including RFPs, change order controls, consultant and vendor contracts.
- Coordinate with local site management to ensure proper knowledge transfer of design schemes & brief, procedural compliance, maintenance and finish practices are followed.
- Identify, negotiate, on board design consultants and review their performance and process invoices.
- Conduct regular site visits to monitor progress, quality control, and adherence to safety standards.
- Resolve issues and challenges that arise during the project execution phase.
- Oversee design and project budgeting, cost analysis, and value engineering to optimize project costs.
Preferred Candidate:
- 15 years of experience in architectural design, primarily in the residential real estate sector.
- Strong network and collaboration with Delhi/NCR-based consultants.
- Prior experience in leading design - architectural, structural, services and interior finishing
- Exposure to budgeting, contracts, and project management.
- Strong leadership, coordination, and stakeholder management skills.
- Knowledge of AutoCad, Revit and Google Sketch Up
Preferred Qualifications:
- Bachelor's or Master's degree in Architecture (B.Arch/M.Arch) from a recognized institution.
- Certification in project management or interior design is a plus.
