Financial Analyst - IR & Strategy


Job Description:


- Conduct financial analysis to assess the economic performance, profitability, and risks associated with potential M&A opportunities.

- Work with asset management teams and senior leadership where you'll be required to prepare and update fund and asset models and produce investor reports.

- Develop comprehensive financial models, including discounted cash flow (DCF), merger consequences, accretion/dilution analysis, synergy analysis, and scenario analysis.

- Understand the fundamentals of the mall industry and get your hands full on overall business insights through proactive interactions with all stakeholders from operations, finance, leasing, legal team.

- Assist in making internal comprehensive data-books covering all key business metrics by interacting with all stakeholders from various departments.

- Assist in making annual guidance to investors regarding overall distributable cash flows/dividends that will land in the hands of investors/shareholders.

- Perform valuation assessments utilizing various methodologies such as comparable company analysis (CCA), precedent transactions analysis (PTA), and discounted cash flow (DCF) analysis.

- Prepare detailed investment memos, presentations, and reports summarizing findings and recommendations for senior leadership and the board of directors.

- Assist in due diligence by analyzing financial statements, conducting industry research, and identifying key drivers and risks.

- Participate in post-acquisition performance monitoring.

- Continuously evaluate and improve financial modelling methodologies, tools, and processes to enhance efficiency and accuracy.

Skills & Competencies:


- Strong knowledge of financial modelling preferably in real estate.

- Chartered Accountant (first attempt) or MBA from tier I college or CFA.

- 3-4 years of experience in financial analysis with a strong background in financial modelling and forecasting. Previous real estate securities or equity analysis background is preferred.

- Strong proficiency in financial modelling and valuation techniques, with advanced Excel skills and experience using financial modelling software (e.g., Excel, Bloomberg).

- Excellent analytical skills and attention to detail, with the ability to interpret complex financial data and communicate insights effectively.

- Solid understanding of corporate finance principles & accounting standards.

- Ability to work independently and manage multiple projects simultaneously in a fast-paced environment.

- Strong interpersonal and communication skills, with the ability to collaborate effectively with cross-functional teams and senior stakeholders.

- High level of integrity, professionalism, and commitment to delivering high-quality work.

- Demonstrated quantitative, data analysis and problem-solving skills.

- Strong verbal and written communication skills.

- Previous experience in IPCs or Big 4 Due Diligence teams or Private Equity or Venture Capital will be preferred.
