Assistant Manager - Real Estate
Within SaT, Real Estate (RE) group is part of Valuations, Modelling and Economics sub-service line. Our RE practice provides real estate valuation, analytical services and other business advisory services to developers, builders, investors, lenders and Fortune 500 companies.
With over 500 RE professionals worldwide (~35 in GDS RE), no similarly positioned global professional organization can match the breadth of our capabilities or depth of our resources. GDS RE works as a strategic partner to global RE practices, working with them to provide highly efficient and value-added services to meet our clients' real estate valuation and diligence requirements.
The opportunity
We are looking for Assistant Manager with expertise in real estate valuation to join the valuation group of our Real Estate Valuation Team.
As a member of the Ernst & Young Real Estate team, the Assistant Manager will serve as a project member of multiple client engagement teams around the world (US, UK, Germany, Australia, etc) which primarily assist in real estate and hospitality advisory engagements in a fast-paced, service-oriented business environment. Assistant Manager will work with a wide variety of real estate and hospitality-specific clients including owners, developers, builders, financial institutions, lenders, pension funds, as well as numerous Fortune 500 companies.
Typical engagements include appraisals and valuations, review of valuation analysis, market studies/research, cash flow analyses, due diligence, portfolio analysis and cash flow modelling.

Your key responsibilities
- Serve as a member of multiple client engagement teams, taking a prominent role in understanding clients' needs, conducting analyses and reporting results
- Work on and manage engagements on real estate advisory, valuation and due diligence, spread across property types
- Engagements include financial analyses, cash flow modelling, analytical model reviews, property/portfolio modelling, asset valuations, real estate appraisals and appraisal reviews, and other general real estate advisory services.
- We are involved in study of a variety of property types including multi-family residential, office, retail, hotel, industrial, mixed-use, infrastructure, and special-use properties.
- Specific engagement responsibilities will include financial and cash flow modelling, market information research, real estate documents study (including site/building plans, leases, appraisals, and mortgage underwriting/lending documents), market studies, asset valuation (PPA/fair value), and report writing
- Maintain and develop positive, productive, and professional relationships with EY offices globally
- Demonstrate teamwork and responsibility with engagement team members
- Use current technology and tools to enhance the effectiveness of services provided.
- Performing any other task or ad hoc projects as requested.
Skills and attributes for success
- Strong knowledge in performing valuation of Real & Intangible assets using Income Approach (Discounted Cash Flow Method & Direct Capitalization Method), Net Asset Value Method (or Cost Method) and Precedent Transaction Analysis (or Relative Valuation/ Sales Comparison/ Market Approach)
- Knowledge of developing valuation models, performing highest and best use valuation analysis for purposes of financial reporting, tax planning, etc.
- Proficient at using research databases like LoopNet, REIS, RCA (real capital analytics), CoStar, CBRE, JLL, C&W, Capital IQ, One Source, Factiva, Reuters, etc.
- Studying financial statements, conducting market research studies and preparing reports, Application of Free Cash Flows, Terminal value, Discount rate, WACC, Advanced MS Excel models, etc.
- Strong knowledge of key clauses in lease (options, economic terms, terminations)
- Excellent thoughtfulness, project management, communication, interpersonal and teaming skills
- Willingness and ability to travel, when necessary
- Systematically promote the sharing of knowledge within the group; Contribute pro-actively to building team spirit
- Exposure to tools like Tableau, Power BI, Alteryx etc. will be added advantage
To qualify for the role, you must have
- Master's in business administration (MBA) specialize in Finance
- 5 years of direct work experience in real estate valuation projects
- Strong Excel and PowerPoint skills.
- Experience with BIG4 accounting firm would be provided weightage
Ideally, you'll also have
- Project management skills
- Exposure to tools like Tableau, Power BI, Alteryx etc. will be added advantage
