Equity Analyst - Real Estate Sector

INVESTMENT

- Performing detailed financial and market research and analysis that forms the basis for decisions on new equity investments of the firm.

- Assist in the writing of investment recommendation memorandums for presentation to Ares Investment Committee for transaction approval.

- Perform asset-level and market-level due diligence.

- Help the deal team in preparing various complex Excel financial models including cash flow analysis, IRR's and structuring.

- Communicate conclusions into a comprehensive narrative to be presented to senior management for consideration and approval.

- Analysing investment performance including maintaining and updating investment valuations and financial models as well as keeping track of relevant current market activities.

- Assist deal and tax team in compiling the first draft of the funds- flow. Taking ownership for communicating changes in the funds- flow to the various people working on the deal (finance / lawyers / tax / deal team).

- Providing support to the deal team in respect of liaising with Finance to fulfill ongoing reporting requirements for specific deals.

- Participate in and provide support for the ongoing asset management of each investment, including financings and refinancings, major asset-level decisions and the eventual sale of each property.

ASSET MANAGEMENT

- Support the asset management team by taking ownership of cash flow forecasts, including sales and refinancing scenarios for existing deals within the portfolio.

- Calculate and provide financial metrics and returns for existing investment vehicles for fund-raising efforts and investor relations management.

- Daily interaction with external asset managers on business plans, including preparing and agreeing budgets, reviewing property management accounts and ensuring on time delivery of quarterly information.

- Build a good working relationship with external asset managers.

- Prepare internal quarterly reporting and cash flow updates based on the reporting received from external asset managers.

- Prepare quarterly compliance certificates, as part of the financial reporting obligations to the financing banks.

INVESTOR RELATIONS/DATA

- Precise and timely input of entry level data of new transactions into Qlik: going through the final IC memo in detail and recording all quantitative information (purchase price, entry yield, LTV, occupancy etc.)

- Assist with investor excel due diligence questionnaires for funds which are in market - collating deal level information both at acquisition and for the latest available quarter

- Support the investor relations team during the Annual General Meeting (AGM) event in May

Experience Required:

- Reasonable finance experience.

- Previous experience in investment banking, private equity, or a company that outsources to an investment bank or PE firm will be highly favored.

- Extensive working knowledge of MS Office (Word, Excel, PowerPoint, etc.), in particular, ability to financial model with excel.

- Must have extremely strong analytical and financial modeling skills. Proficient in Excel formulas and financial modeling, including intermediate to advanced functions and conditional formulas.
