Embassy Office Parks - Leasing & Asset Manager, Chennai & Hyderabad

- Embassy Office Parks is a joint venture holding company with principal shareholders from Embassy Group and Blackstone. Embassy commercial portfolio ad measures close to 22 million sq. feet with an occupancy level of over 97%. The portfolio comprises four operating business parks located in Bangalore and Pune with additional development potential to bring the existing portfolio to more than 30m sq ft. With over 175 clients, and over 17 Fortune 500 companies occupying its commercial spaces, Embassy is a pioneer in the leasing model for commercial space as well as developing integrated office parks across the country.

- In order to expand its offerings in South India, Embassy Office Parks has initiated a number of commercial developments in Chennai & Hyderabad with a potential of around 15 Mn sft, starting with a 29 acre SEZ + Non-SEZ Phase I. The Business Park will be built to latest international standards boasting of key amenities, park infrastructure, security and top notch park management all that Embassy Office parks is known for.

- Company is looking for a Leasing & Asset Manager Chennai & Hyderabad who will be responsible for developing and managing relationships with prospective clients, existing Chennai & Hyderabad based occupiers and vendors and aligning all employees and vendors around a common goal of maximizing value of the Park through an active leasing and asset management programme.

Key responsibilities and competencies :

- Likely to have a minimum 8-10 years working experience with a mature outlook and collaborative approach to managing teams and stakeholders. Possesses at least 6 to 8 years of commercial leasing experience in Chennai & Hyderabad

- Represent the Owner in the market, internally and to all existing and potential tenant relationships with the objective of optimizing occupancy levels and maximizing NOI of the commercial property portfolio through strong leasing transactions team.

- Requirement for a candidate with direct leasing side leasing experience either on behalf of a developer or an IPC. Proven experience in concluding leases on behalf of owner.

- Ability to build relationships with existing and potential customers, leasing agents, brokers etc through systems and disciplined framework and team management structure.

- Build relationships with local stakeholders for the best interests of the owner's long-term business value. Strong focus on customer relationships balanced with commercial acumen to deliver optimal financial outcomes for the owners over the medium term.

- Clear understanding of the development and asset management cycle and the place of the leasing transaction, and renewals, within that cycle and consequent impact on portfolio value.

- With local team support and drive implementation of process initiatives, technology and management tools and reporting, collaborate and communicate internally and externally with maturity and sound judgement. Collaborate with in-house property management partners and also deal with inevitable unpredictable events with maturity and sound judgement. Should demonstrate strong problem solving skills and multi-tasking abilities.

- Needs to be able to demonstrate experience in a corporate environment with responsibility for reporting against KRA's for self and team

- Participative in approach with big picture focus whilst having ability to deep dive into a particular area/ issue if needed and provide practical solutions and immediate leadership to team.

- Demonstrated ability to work with Heads of Capex and Operations and Chennai & Hyderabad Senior leadership to support implementation of centrally defined SPO's and processes.

- Be accountable for ensuring that all monthly, quarterly and annual reporting requirements relating to the Park are being delivered on time and in accordance with the agreed content and standards.

- Customer and property centric, a manager who can drive process and people around a common goal through direct and indirect reports with velocity and energy.

- Flexible to drive teams based on changing priorities and needs of business.
