Site - Project Manager (Operations)
The position is in charge for implementation for the project(s) in the region to ensure timeliness and quality of construction and MEP activities. This role supervises and monitors all activities conducted on site from excavation to project handover.
Roles & Responsibilities:
Financial :
- Driving Site Reviews and Budgeting
- Facilitate smooth pay-outs to the contractors/vendors/PMCs by coordinating with Finance team as per need basis
Operational :
- Devise the sequence of various activities to be conducted on site in coordination with key stakeholders (e.g. contractors/PMCs)
- Oversee all operational activities(MEP, Civil, Planning etc.) on site are progressing line with the established project timelines
- Coordinate with design team at site to ensure that all GFC drawings are brought in as per the schedule
- Review the drawings in joint discussions with architects and consultants to foresee any risks and highlight the same
- Analyze the demands for materials requirements on site, and provide the necessary approvals for their procurement and coordinate on same with Contracts and Budgeting team
- Coordinate with the Facilities and Handover team during the snagging process to handover the site
- Ensure the scope of responsibility for different snag issues is established and rectified by the projects team
People:
- Drive the trainings schedule and ensure that the same for all PMCs/contractors on site are duly conducted
- Defines and sets work objectives for team members
- Balances work allocation in team
- Reviews tasks completed by team members and conduct regular performance reviews
- Completes performance appraisals of team
- Carries out team building & engagement activities
Process Adherence & Improvement:
- Ensure that all quality and safety compliance standards are in adherence to established SOPs and guidelines
- Identifies processes/procedures in own work area that need improvement
Position Requirements
Qualification:
- Bachelor in Engineering ( Civil)
- Construction Management from NICMAR ( Desirable)
Experience:
- Prior Real estate prior experience of around 10 years and managed the execution around 200-300 crore worth of project alongside leading a team 20-25 directly
Critical Skills:
Functional:
- Indepth Understanding of design aspects : Reviews different drawings with an eye for detail to identify risks in Architectural, Structural & MEP such as work-front availability ahead of time & mitigates them
- Contracting Strategy Governance & Administration : Develops the optimum contracting strategy with right structure of packages to award above scope of different contractors in a timely manner
- Cost & Billing management : Ability to understand the financial aspect of the project
- Technical knowledge of all services/ structure engineering deployed on site
- Quality Focus : Develops a culture of that emphasizes on quality first at project site while maintaining progress and safety
- Adherence to safety and regulatory norms
Behavioural:
- Strong team management skills
- Ability to prioritize and multi-task
- Strong stakeholder management skills
Reporting Structure:
- The role has a direct reporting to the Project Director and matrix reporting to construction head
