Reporting to : COO - Realty/General Manager - Contracts & Purchase
Name of the Department/ Function: Contracts & Purchase
Key Responsibilities:
1. Pre-Qualification of the contractors for Civil, Electrical, HVAC, Plumbing Fire, landscape and all other related services
2. Pre-Qualification of Vendors & Service Providers for all the above items of work
3. Formulation of the contracting/ procurement strategy
4. Preparation of tender documents and contractual terms
5. Developing & Monitoring the schedule for contracts and procurement
6. Review & Value Engineer the BOQ & Costs submitted by the Costing Function
7. Monitor the entire Tender & Negotiation Process
8. Ensure all line item purchases and work comply with the industry standards and latest & lowest awarded price by Competitors
9. Prepare comparative statements, negotiate, document, evaluate and present to the top management for approval within the pre-approved Budget, SoP's and time schedules
10. To coordinate with Purchase Team and ensure that the tender awarded is in the approved cost
11. Review all material & line item specifications for completeness and clarity
12. Monitor the performance of vendors and contractors on a continuous basis
13. Support the legal team in arbitration and court cases with regards to all contractual obligations
14. Hands-on coordination experience with various functions like Design, QS & Budgeting, Planning & Scheduling, Operations, Marketing, Legal, BPE and Facilities Management
Budget managed by this person:Contracts & Purchase Budgets
Experience : 10-15 years of Contracts and Procurement management expertise in residential/ commercial/ retail real estate development essentially in a corporate environment
Qualification : BE Civil from a reputed institute having expertise in Contracts Management
Relevant Management Qualification would be an added advantage
